A new digital compliance tool has been launched to help landlords review key legal obligations and organise compliance records across their rental portfolios.
The Lettings Compliance Checker for Landlords, developed by Niche Clever, is aimed at independent landlords and those with smaller portfolios. It guides users through a structured questionnaire covering areas including tenancy agreements, deposit protection, safety certificates, Right to Rent checks, advertising, written tenancy information and supporting documentation.
The platform generates a free summary highlighting areas where records appear complete and where further evidence or action may be required. Users can also purchase a more detailed report, which includes a compliance logbook, worksheets and downloadable records for their own files.
The launch comes as landlords continue to adapt to regulatory changes affecting the private rented sector, including the Renters’ Rights Act. The tool is designed to support record-keeping and identify potential documentation gaps, rather than provide legal advice or certify compliance.

Many independent landlords do not have a compliance department, but they are still expected to keep track of changing rules, evidence, dates, documents and tenant-facing obligations.
