EA Masters: Need help with market appraisals and property marketing?

After a spectacular virtual conference last month, EA Masters brings us Day 3 of their 6-month conference programme on Thursday 19th August.

Under the 2021 theme of Riding the Wave, the industry leading event offers an impressive source of information, insight, ideas and inspiration from established leaders, experts, influencers and suppliers in the property industry.

Each event focuses on the 8 elements estate agency leaders need to get right in order to be successful. The August conference will focus on market appraisals and property marketing – both crucial components of any estate agency.

A virtual event, ticket holders will be treated to an array of exclusive content including keynote speakers, panel discussions as well as the opportunity to engage with a virtual hall full of exhibitors offering insight, advice, delegate discounts and special offers in all areas of estate agency.

Among the exhibitors are suppliers offering the latest solutions and tech to elevate market appraisals and property marketing – everything from data driven insights to property marketing technology, tools and solutions that will help agents make property listings stand out in the crowded online space.

As customers continue to be more tech driven, it is not surprising that property marketing is currently the number one influencer for sellers and landlords when choosing an estate agent.

Is your agency equipped to deliver the high standards of property marketing expected by today’s discerning sellers and landlords? Delegates can learn about the latest technology and chat to suppliers around ways to integrate products and services within their business to improve customer experiences.

All eyes will be on the ongoing and highly topical debate and discussions around using people or technology to solve problems in estate agency, a topic no estate agent can avoid.

Peter Knight, Founder and Director of the Property Academy and Chief Kerfuffler Simon Whale cover the subject Tech before Human in an exclusive Kerfuffle discussion for EA Masters, released via Property Industry Eye, to give a flavour of things to come on the 19th August.

What is the future of tech in estate agency and should business leaders’ approach be human first or tech first?

According to Peter, some of the questions agents should be asking themselves include:

How much room should you make for technology in your business projections and budgets?

Is it about who can deliver a certain service or which technology can provide the solution?

Which processes can you automate?

Peter comments, “Agents in my view need to switch their mentatility from people first to tech first. It’s such an exciting time for agents; there is so much to learn, adopt and execute and our fantastic experts and suppliers at EA Masters are brilliant at helping agents to do just that.”

Whilst tech should be embraced in order to help streamline processes and data gathering, it is also the cause of many estate agents losing their ability to be estate agents, and experts in their field. To comment that agents should “switch their mentality from people first to tech first”,is perhaps over egging what tech offers? Our line of business requires and relies on people first.

It is not a case of Proptech replacing agents, it is a case of agents with Proptech replacing agents who do not have it.

Estate agency is a people business… but only if humans are in the office
I came across a property professional under pressure. They posted that if they received a market appraisal request from a potential vendor late on a Saturday night, while settled on the sofa to watch TV, they’d ignore it. Why? They’re an agent, right? Well…they argued that they’re human first.
In many ways, I would have to agree with that stance. For sure, real estate is a service industry, but there must be a line in the sand allowing us to switch off and live our lives.
However, agents must realise that some companies never switch off. Is that enough of a commercial driver for them? Amazon makes revenue of $21 billion annually, and for good reason. Through Amazon, if a client wants goods on a Saturday night, they can have them delivered in a cardboard box with a smile by the morning. It never switches off and its profits show that.
The same is true for online challenger banks. Anyone can open an account 24 hours a day, seven days a week, using just their smartphone. The acquisition costs for these fintechs is 75% lower, forcing brick and mortar banks to quickly revise their methods.
To this end, will getting property services on demand become the norm sooner rather than later? To meet the digital transformation demands of these digital natives, will agents need to be in the branch 24/7? I’m not so sure.
Unless we see a torchbearer drive the change, we might still see agencies closed on a Saturday afternoon for the next decade. As the buying habits of the public move relentlessly on – well, relentlessly online – failure to grasp this will come at a price.

Rubbish. Its people. You can have the best equipment, work for a great brand  but if you look and act like a numpty compared to your competitor …!

Never ever replace the person with Tech and never allow the Tech to control the person. Tech is a tool.

I think that this is a very valid challenge to all of us.

Simon and Peter are definitely NOT saying that we should disregard the people side of the business – quite the opposite.

By looking for a tech solution to a problem FIRST, it enables us as businesses to deliver greater personal ” human ” service where appropriate and therefore to be more effective as an estate agency.

Looking forward to the nest EA Masters session!
