Will house prices fall by 35%? Russell Quirk takes on Charlie Lamdin

The debate surrounding the direction of house prices remains split, with fewer analysts forecasting double-digit percentage falls in the short- to medium-term as the housing market embarks on the long road to recovery. But there are still some people who firmly believe that property prices will drop sharply over the next couple of years.

Early last year property commentator Charlie Lamdin said house prices would fall a record-breaking 35% peak to trough, over however long that takes, likely two-three years, and he stands by that forecast today.

The claim from Lamdin, founder of Best Agent and presenter of the Moving Home with Charlie YouTube and TikTok channels, has caused concern among some homeowners who face seeing the value of their property drop significantly. His views also frustrate estate agents seeking to talk up the market.

And so is Lamdin dangerous? Quirk certainly seems to think so, and calls him just that.

Quirk said: “He is preposterous in his pier-end prophecies of doom and, in fact, is dangerous in preaching to would-be home buyers whom think they’re getting sound advice but instead are being force-fed snake-oil by someone here that, as prices continue to increase, will cause them to pay much more for the eventual home they buy having sat on the sidelines – not less. I wonder if he will compensate them?”

    Yes, but Charlie has a tendency to bust ATZs and controlled airspace so I think he just has a tendency assume that things will go bust – including house prices!
