A new performance index has ranked some of the UK’s best-known property auction houses, comparing operators on success rates, buyer fees and their suitability for different types of property investors.
The UK Auction House Performance Index, produced by property investment research platform UncommonDeal, assesses 12 auction houses to highlight differences in performance and the costs facing buyers.
The research moves beyond headline auction market volumes to compare individual operators, including factors that could influence where investors choose to buy property at auction.
The index examines auction success rates alongside buyer fees and the types of investment opportunities available through different auction houses, providing a comparative picture of the market.
The findings reveal significant differences between operators, with the highest-ranked auction houses outperforming rivals across several of the measures assessed.

The table below compares some of the most recognised UK property auction houses across key investor-focused indicators, including overall performance, investor suitability, geographic coverage and success-rate strength.
The scores are designed to give buyers a quick, practical snapshot of where each auction house may sit in the wider UK auction market. They should be used as a starting point for further due diligence rather than as a substitute for reviewing individual lots, legal packs, fees and local market evidence.
Methodology:
The UK Auction House Performance Index compares leading auction houses using a weighted scoring system based on factors relevant to property investors and professionals.
Rather than relying on brand recognition, the index assesses each auction house across six core categories. These include factors that can influence the availability of opportunities, bidding competition and investor participation.
Each category carries a weighting, producing an overall Performance Index Score out of 100.
The index does not seek to identify a single “best” auction house. Instead, it provides a consistent benchmark for comparing operators, recognising that investors have different locations, budgets and investment strategies.
