Strutt & Parker has launched a new website featuring AI-powered property search.
The technology allows buyers to describe their ideal home in everyday language, rather than using traditional search filters.
For example, buyers can search for a “countryside home with great views and room for horses”.
The system then identifies relevant properties from the agency’s listings.
Strutt & Parker claims to be the first major UK property agency to introduce natural-language property search.
The move highlights the growing role of artificial intelligence in estate agency and how buyers find homes.
The agency has also made its website content easier for AI platforms to discover. These include ChatGPT, Gemini and Claude, alongside conventional search engines.
Strutt & Parker hopes the changes will increase the visibility of its listings and generate more enquiries.
Other improvements include faster loading speeds, better mobile functionality, stronger security and more accessible navigation.
The agency used customer surveys, prototype testing and website behaviour analysis to inform the redesign.
Gary Higgins, managing director at Strutt & Parker, said: “Our new website is a significant investment in the experience we offer our clients and reflects the ambition behind Strutt & Parker’s wider growth strategy.”
He added: “We’re investing in our brand, our technology and our capabilities to strengthen our position in the markets we serve, reach more clients and deliver an even stronger proposition for them.”
Orlando Festa, head of digital at Strutt & Parker, commented: “We’ve taken a more intelligent approach to property search, using AI to help customers find relevant results based on what they’re looking for, in their own words.”
He added: “The technology behind the site also gives us a flexible, scalable platform that we can continue to develop as customer needs evolve.”
The launch follows Strutt & Parker’s rebrand earlier this year, backed by investment from shareholder BNP Paribas.
The firm continues to target growth in the prime and super-prime property markets.
Strutt & Parker also plans further website features, including searches based on proximity to schools and transport links.
