Zoopla generated 25% more valuation leads for estate agents last year as the property portal returned to statutory profit.

The property portal said its best-performing product converted 43% of valuation leads into sales listings during 2025.

Zoopla does not disclose how many estate agents pay to list homes on its website but said its customer base “remained broadly stable” last year.

The figures were revealed alongside Zoopla Limited’s statutory accounts for the year to 31 December 2025.

Revenue dipped to £83.2m from £84.2m in 2024 as the company completed what it described as a rationalisation of its products.

However, Zoopla returned to statutory profitability, reporting a £20.7m profit for the year.

The company recorded an operating margin of 16% while continuing to invest in its platform.

Zoopla is increasingly focusing on identifying homeowners before they actively begin searching for their next property.

The number of homeowners tracking their property’s value through the portal increased by 39% during 2025 to 5.4 million.

Zoopla said that figure has since risen to 6.4 million.

The portal argues that information generated by homeowners monitoring property values and local market conditions can help identify potential sellers earlier in their moving journey.

It is also using this data as part of its investment in AI and conversational property search.

Zoopla chief executive Paul Whitehead said: “Our strategy is working, which you can see in what we are delivering for our partners, building on the foundational work of the past 18 months.

“Valuation leads to estate agents grew 25% year-on-year, and our best performing product saw 43% of those leads convert into sales listings. Our strategy is based on intent not just volume.

“New multi-year partnerships with home builders, estate agents and brand partners reflect our customer first approach to focus on delivering a measurable return on investment.”
