Estate agent showcases TikTok’s promotional power

An estate agent in South-East London has extolled the virtues of TikTok as a promotion tool after seeing her posts on the social media platform go viral.

Having started her own agency under the Keller Williams brand 18 months ago, Tanya Baker employs the typical tools of most agents, using Rightmove and Zoopla to list properties for sale or rent. However, the 29-year-old has also dedicated her efforts towards building a strong presence on TikTok.

Some of her videos have proved extremely popular with the platform’s users, with one New Cross town house clocking up an incredible 1.4 million views and 320,000 likes.

Baker told her local paper, the News Shopper: “TikTok is actually great because people will be scrolling through passively and the algorithm might recognise that they have been to Rightmove at some point and put it on their ForYou page.”

The videos are filmed in a manner resembling a virtual viewing, providing users on the platform with a sense of the property. “I want to make the content warm and welcoming, and less stiff, because the industry is quite stiff and old fashioned,” Baker said. She added that she hopes to “breathe a bit of fresh air into the industry and make it a bit more interesting for people when they’re looking”.

Baker’s TikTok videos sometimes feature CGI furniture, or showcase unique installations found in certain properties, such as hidden bookshelf doors or concealed wall panels. “You just have to think outside the box,” she said.

“It is great to be part of this new movement – I’m just so grateful to be in this time where the industry is changing, and people have been really receptive to it,” Baker added.
