Zoopla says it has delivered record valuations leads to agents

Zoopla Property Group says it delivered record levels of valuation leads to its agent members in the first six months of this year – up 40% on the same period in 2015.

It said the total estimated value of the leads sent to ZPG members during this period is worth £104m in potential fees.

Total visits to ZPG’s property platform were also up 4% for the first six months of 2016 compared to the same period last year.

There has also been a 4% rise in listings. Total listings at the end of June stood at over 916,000.

Zoopla property services managing director Mark Goddard said: “We have had a strong first six months to the calendar year.

“We have delivered exceptional value to our agent members both in terms of potential fees and exposure for their listings with increased traffic year on year.

“Our goal is to help agents win as much business as possible and it is clear that ZPG members have a huge advantage when it comes to winning new business.”

    SO…

    …a 40% uplift in valuations must, surely, have must surely resulted in a similar percentage uplift in LISTINGS for the period – yes?

    So how come there’s no crowing about that?

    Sorry, just do not believe it.

    I have been in agency ALONG time, before portals.

    I have worked in a number of locations.

    I have worked for corporates, independents and i have my own firm now.

    I have had memberships with all the bells and whistles, taken it down to the minimum and also been in the middle tier.

    I can say hand on heart RM, Z, OTM deliver a tiny amount of TRUE valuation leads.

    Best advice i can give to a new agent looking to set up or an agent struggling with instructions, Knock doors, drop leaflets and if you feel an overwhelming urge to splash the cash on enhanced advertising look to advertise on a bus or billboard.

    Of course to be seen as a competitive player you need to be on RM and one other but do not think for a moment you will be getting a sensible number of valuation leads from any portal.

      Sellers want to know that their property will be on a portal believing (incorrectly) that they will not sell without the additional exposure they undoubtedly offer.

      Too many agents (call-centre model in particular) are totally reliant on RM and Zoopla to do their marketing for them as they are unable or unwilling to hold buyer lists and actually market a property properly.

      Leads from the portals are, generally, small in number and poor in quality, with,as has been said above, seller ‘leads’ usually WAY outside of an agents area.

      For many agents in areas across the UK, they have become like the local paper of old. A necessary overly-expensive evil that serve as an instruction getter with the odd direct sale.

    Whose ‘estimate’, I wonder?

    But – let’s crunch some numbers in the spirit of the exercise.

    At only £2500 per fee (roughly half of what Call-Centre Agents proclaim they ‘save’ the unsuspecting owner, this equates to 41,600 ‘leads’ – approximately THREE per branch in the six-month period.

    Whooppeefrickin’doo.

    You may not like negative comments, but:

    *  ‘Disliking’ them doesn’t make them disappear

    *  ‘Disliking’ them doesn’t make them unfounded

    *  ‘Disliking’ them isn’t addressing the major problems Zoopla have created for the Agents they are supposed to be there to service.

    But – hey – since when have you lot given a shizzle about what we think?

    You just continue to ‘Dislike’ ’til your heart’s content.
