Alto has launched an online property auction service across its estate agency software platform, giving more than 6,000 subscriber agencies access to traditional and conditional auctions at no additional subscription cost.
Alto Auctions, which is powered by Bamboo Proptech, is being made available to around 35,000 daily Alto users. The company says this represents approximately a third of UK estate agency.
The service is integrated into Alto’s CRM, allowing agents to identify properties that may be suitable for auction and manage the process from within an existing property record.
Bamboo’s data analysis assesses an agency’s live stock and rates individual properties for their suitability for auction. AI-based pricing guidance is also incorporated into the system.
Agents can choose between running auctions themselves, with back-office support from Bamboo, or using a fully managed service under which Bamboo’s auction team handles the listing, auction and completion process. In both cases, agents can monitor progress through Alto.
Alto says agents will receive at least £2,500 for each completed auction transaction in addition to their standard vendor fee. For conditional auctions, agents can earn a buyer fee equivalent to 1.5% plus VAT of the purchase price.
The launch comes amid an increase in UK property auction activity. Figures from Essential Information Group show 4,042 lots were offered in June 2026, with 2,659 sold. Auction activity was up 36.5% compared with a year earlier.
Alto claims the fall-through rate for transactions completed through Alto Auctions is below 1%, with buyers paying a non-refundable fee and becoming committed when an auction concludes.
The company says suitable properties can complete in around six weeks.
Bamboo Proptech says its platform has handled more than £1bn of property sales across 5,600 properties and is currently used by more than 1,200 estate agency branches.
“Every agency has stock that’s quietly going nowhere”, said Stuart Pick, director of partnerships at Alto. “The property that’s had two reductions and a buyer walk away. Agents know auction could move it. What stops them is that auction has always been a specialist job, run outside the system they work in every day.”

No one has put that inside a CRM before. Auction used to mean handing a property over and hoping. Now you keep control, and you can see exactly where the sale is.”
