Social media better than Rightmove and Zoopla in driving traffic, claim

Social media is driving traffic to an agent’s site, outperforming both Rightmove and Zoopla, it has been claimed.

Hybrid agent Hatched offers its add-on social and media marketing package to vendors for £99.

It is a bespoke Google Adwords and Facebook pay-per-click campaign, which it launched last October.

It is designed to help vendors by targeting buyers searching for specific property features as well as reaching targeted Facebook users based on demographics, location and the stage of their life they’re at.

Six months on, Hatched says the package is showing clear signs of success.

Throughout March, it says Facebook outperformed the two major property portals by over 350% in terms of visits to the Hatched website.

In the run-up to last week’s general election, April saw the market slow considerably.

However, Hatched says the package showed continued success with the Facebook ad campaigns beating Zoopla by just over 444% and Rightmove by over 190% in terms of generating visits.

Adam Day, managing director of Hatched, said: “Our bespoke campaigns are putting properties in front of truly targeted audiences and our clients are reaping the rewards.

“With Facebook pay-per-click, Hatched can target people within a mile of the property for sale, or based on the fact that someone has just had a baby or got married, and might therefore be looking to move in the near future.”

Hatched also introduced a “social proofing” feature last month where a a pop-up shows, in real-time, the number of times a property has been viewed online and the number of bookings for physical viewings.

Day says this is proving successful.

This property received 493 views online, resulting in 53 viewings and a sale within 13 days of being listed.

    Viewing ratio 1:53? Wow, that says quite a lot about  the price pitch of the property and consequently the valuation strategy. Combine that with a sale in 13 days?  Sorry Adam you are blowing the wrong trumpet;  all that  suggests the property was undervalued by quite a bit.
    Even when Miras was being scrapped I never achieved figures as bonkers as that!

    The most powerful search is using long tail (sentences) about wanted property/ies types in Google as most people make sure their website is Google friendly.

    Im not a supported of budget models. But not all of what is said should be trashed. FB naturally scales high in any SEO, so content there and local makes sense.
