A great opportunity to join an expanding Commercial Property Department in Wiltshire. Looking for an individual to manage a mixed portfolio of Investment properties and to continue to develop and enhance the relationship with key clients the successful candidate for the role will be a fully qualified Chartered Surveyor with proven experience in commercial property management. You will have excellent communication skills and a proven track record in resolution of day to day management issues and building strong client relationships. Main Duties – Management of commercial real estate in accordance with the Management Agreements.- Undertake Lease renewals and rent reviews- Handling tenant complaints and service requests- Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner and generate work orders directed to vendors or maintenance staff.- Must be familiar with the terms of tenant leases.- Assisting in preparation of the annual budget- Reporting on financial performance.- Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property. – Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy. – Prepare and maintain appropriate tenant lease files records correspondence and file notes.- Administering tenant occupancy including welcome packs for new tenants- Proficient with property management software. – Fostering current client relationships.- Preparation of terms of business for new managed properties – Targeting and winning new clients and growing client base- Identifying and creating business opportunities – Building and maintaining a strong network of property agents banks solicitors and client contacts; – Working closely with accounting manager in relation to :-i)Provision of information where appropriate relating to rent/service charges ii)Landlord’s / tenants re overdue payments etciii)Calculation and recharging service chargesiv) Providing information in respect of the payment of supplier/contractor invoicesThe following attributes are desirable for job success: exceptional communication and organisational skills; customer service experience; ability to work under pressure; self-motivated and self-directed; good time management skills; ability to work with staff in solving problems and ability to take direction and function as part of a team.For more details please contact Carrianne on 01242 228362.
