We have recently taken a fantastic opportunity for a Regional Sales Manager with a Hospitality Company specialising in luxury holiday homes.The Role:To be fully accountable and responsible for property recruitment and inspection programme for all cottage products within a specified geographical region and to carry out additional activities and projects as dictated by the business. The Regional Manager will report into a General Manager who will manage their performance and provide the required support so that company targets and Key Performance Indicators (KPIs) are achieved. Principal Accountabilties:1. Property/Owner Recruitment: To recruit new properties/owners as per property portfolio requirements by actively pursuing all leads generated by Head Office as well as generating own leads within the specified region. During the recruitment process the Regional Manager will present the benefits of working with the Company to the owner overcoming any concerns there may be by capturing the needs of the owner the Regional Manager will match additional services as required. Proposed rental pricing and expected owner income will be discussed and the Regional Manager will agree the appropriate price band with the owner. The Regional Manager will also decide on the most appropriate contract based on property type business need and individual brand requirements. 2. Inspection & Grading Visits: To carry out quality grading and health and safety assessment visits and business review on all properties on an annual basis.Grading to conduct a documented quality assessment in accordance with company requirements and appropriate quality standards for self-catering accommodation. The Regional Manager will allocate the appropriate grading based on fulfilment of the Minimum Entry Requirements (MER) and additional mandatory requirements for each specific rating. If a property does not meet the required standards and/or has to be down graded the Regional Manager will discuss this with the owner and agree an action plan. Appropriate training will be provided.Health and Safety to carry out a health and safety review of the property in accordance with company requirements completing a safety audit form and verifying any appropriate documentation. If any issues are highlighted on the audit then an action plan will be discussed and agreed with the owner including the appropriate timescales. Health and Safety training will be provided.Business Review – to conduct an annual review with the owner discussing general market conditions and performance of the property in the context of both the local and national market. To do this the Regional Manager will need to analyse various reports (MIS) including owner booking charts year on year performance comparisons sales figures and CSQ results. Pricing may also be discussed and reviewed. Brochure/Web content should be checked for accuracy and photography updated as required to ensure that the property is best represented at all times.3. Property/Owner Retention: To support and maintain regular contact with all owners to help maximise property retention levels. Where an owner has decided to leave the business and the business feels it would be commercially detrimental the Regional Manager must have a discussion with the owner and make all efforts to retain their business by finding an appropriate solution. This discussion will follow a similar format to the recruitment visit; reminding the owner of the benefits of working with the company overcoming any concerns and matching the owners needs which may have changed since the original contract. Contract terms pricing etc may be reviewed.4: General Activity: In addition to the annual visits and property recruitment appointments the Regional Manager must maintain a level of visits and contact with both existing and potential new owners that meets the company standards and achieves recruitment inspection and retention objectives. Regional Managers will be responsible for managing their own time and all activity must be recorded on the weekly Activity Report which will be reviewed regularly by the General Manager. Regional Manager activity must also be input onto the Goldmine database system and updated regularly so that head office can monitor progress of every lead. Ad hoc visits may also be requested by various departments within the Company e.g. photography visits complaint assessments etc. (the attached appendices will highlight the ad-hoc visit times and agreed service levels)5. Reporting: To submit accurate and punctual reports as required by the General Manager and/or other colleagues.6: Commercial Awareness: To be commercially aware of the key factors which contribute to the company’s profitability and to identify and report on any opportunities to improve these to the General Manager.7. Competitor Awareness: To keep up to date with local competitors in the area and the wider UK market ensuring awareness of marketing plans and methods. You will have the ability to work independently from home and on the occasion where required to work away from home. Special Features:- Must have full clean driving licence and live within the boundaries of the region-Flexible working hours with a willingness to cover days and hours outside those contracted – Flexibility to be able to work in nearby regions as workload peaks require- Attendance of regional and national meetings in the UK as required- Smart appearance- In an average working week 4 days out of 5 will be spent out in the field.
