Property franchise to provide loans to agents considering ‘self-employed’ estate agency model

Mr and Mrs Clarke, part of the Belvoir Group, has announced that it is offering estate agents the opportunity to access a loan of up to £12,500 to launch and grow their own estate agency.

The self-employed model within estate agency is growing in popularity, and The Belvoir Group is looking to take advantage of this trend by using its hybrid Mr and Mrs Clarke agency brand to appeal to more potential partner agents.

Belvoir franchisees are provided with an in-house design and marketing studio, access to their website and property portals, admin and operational services and a CRM system.

Franchisees take 75% of the commission they charge sales and lettings clients and they have exclusivity in a territory.

Paul Clarke, co-founder of Mr and Mrs Clarke, commented: “We have spoken to dozens of great people who want to start their own agency with us but they just don’t have the finances.

“We realised that we had to support these amazing estate agents and provide them with capital required to launch a business and also ensure that their day to day costs are covered.

“This is an extremely exciting next step for Mr & Mrs Clarke and we can’t wait to see the business continue to grow and expand as a result of our new loan product.”

25% royalty fee seems a bit steep. Usually it’s about 10%.

I’m not sure what their model is, but phrases like “keep 75% of the commission” make me think that maybe the Franchisor covers some of the running costs, like maybe the Rightmove fees? Which would make it different to the normal Franchise model, but only really suitable for someone not looking to grow beyond the one man band stage. Could be a good stepping stone for an ambitious young agent.
