Portal’s tracker shows rents lagging inflation in Scotland

Scottish portal Citylets claims to have laid to rest the ‘myth’ that the Scottish private rented sector is an out of control market requiring government intervention.

Citylets has launched an ‘inflation tracker’ while the Scottish government holds a current consultation into the sector.

Its proposals include rent controls.

The tracker compares rent rises with inflation in Scotland’s major towns and cities over variable timeframes and by bedroom number.

Selecting q1 2008 as the basis period, it shows that not a single city has witnessed rents rising above inflation as at Q3 2014.

Only Aberdeen recorded above-inflation rises, and only for one- and two-bedroom properties over the same period.

Thomas Ashdown, Citylets managing director, said: “Our inflation tracker provides the most detailed view yet on how the market is behaving relative to inflation.

“We felt this was important to mitigate selective reporting from partisan factions choosing singular timeframe views to suit their political aims.”

“Whilst it is clear that rents have been rising in major cities of late, it would seem rather reactionary to intervene in a market which has so long under-performed inflation the minute it starts to behave to the contrary.”
