New ‘savvy’ firm tells sellers and buyers on Rightmove how they can have an ‘agent-free’ experience

A new firm is telling sellers that they can create their own Rightmove advert using an online template.

Savvybricks charges £99 per month for “agent-free” selling.

Users can get their advert on Rightmove within 24 hours, and have “total control over selling your property”.

They communicate with potential buyers via the Savvybricks hub and negotiate offers.

The founder, Liam Egan, is described as an entrepreneur who is passionate about property.

The website explains: “As a property developer Liam has well over a decade of experience dealing with numerous estate agents, some good, mostly bad, all expensive and never good value for the high commission charged.

“Savvybricks’ mission is to be the UK’s best online estate agents, utilising technology to provide home owners and landlords with the best possible way to sell a house. All for an unbelievable £99/month!”

Elsewhere on the site, Savvybricks explains: “To advertise on Rightmove you need to be an online estate agent approved by Rightmove.”

Savvybricks, which displays the Property Ombudsman logo, yesterday had no properties available on Rightmove, although it did display one STC in Watford.

According to Companies House, Savvybricks was incorporated last June.

    Front page statement:

    “Get your advert on Rightmove within 24 hours*”

    (NOWHERE on the rest of that page is there an explanation for the asterisk.)

    “Sell your property for £99/month and save thousands!”

    (But in their Ts&Cs)

    “We will only charge you the Advertised Rates for the Products and Services. The Advertised Rates exclude VAT and are Taxed. “

    “Rightmove and Zoopla both provide free tools to help value your house…”

    (but we don’t advertise on Zoopla…)

    “It’s also worth noting that most traditional estate agents offer free no obligation valuations…”

    (The mark of the man. End of.)

    Rightmove need to clamp down on this. We pay a premium to them as we are estate agents.

    I can recall when RM said unless you had a high street office and you were involved in the sales activity of the property, you could not use their services. They promised to enforce this rule. It maybe worth agents getting their contracts out and reading the small print to confirm this is in their contracts and if so … hay ho, RM you are  in the firing line?

    Unfortunately, most agents nowdays are useless. However, I cant think of anything worse than the ignorant inexperienced public selling their own property. That’s exactly why there are Estate Agents!!!
