New portal for property investors launches today

Over the weekend EYE received an email with information telling us of the launch of a new portal aimed at property investors.

property.xyz goes live today and will be accessible without the use of a password from this afternoon after 1pm.

The email said:

This coming Monday 24th of August we launch property.xyz 

Our big vision statement is, “Building the world’s most intelligent property platform”

We have developed the first phase which starts with a property search portal designed by investors for investors driven by data and to use intelligent search, sort, filters and research to find buy to let property investments across the UK. 

On Monday investors will be able to choose from over 100,000 properties and get detailed data on any property in less than 5 seconds.

So it can be their first choice search portal and their home of property investments to search and research properties.

EYE asked Robert Jones, the site’s co-founder, for more information.

Q. Who is the company running this?

property xyz was setup in Sept 2019 and has two Co-Founders.

Simone has extensive technical experience as a Software Engineer, holding a first honor BSc, MSc and a Ph.D. in Computer Science. Proven experience of a wealth of programming languages, concepts & technologies. 

My background is in the property space, I purchased my first buy to let in 2005, worked for Beresford Adams/Countrywide in 2006/07 and then went self employed to build my own property portfolio and help investors around the world buy UK property.

In 2012 I created https://www.propertyinvestmentsuk.co.uk/ which is a content site for property investors on articles and videos on UK property.  That has grown to 65,000 monthly website visitors 

Q. What backing do you have?

Unlike many of the large portals and even newer portals, we are self funded.

As a small start up we are very focused on our use of resources and we aren’t suggesting we have the website traffic of the larger portals, instead our focus is on how to create the best possible user experience for both property investor buyers and estate agents, focusing on quality buyers not quantity website visitors.
So the quality of the property buyer inquiries can be much higher for our agents members improving the whole process for everyone.

Q. How will you promote the site to users?

We have a very focused marketing plan using digital marketing across Google, Youtube and partnerships with other property investment companies.

Q. How will you monetise the site?   What charges are there for users/listers?

We have a 100% free to list option for agents, so all agents can list all properties for free if they wish. It is also free for property buyers to use.

Our monetisation comes from premium listings where some agents may choose to list specific properties in premium listings on a pay per listing per month model, that is flexible with no long term contracts, simply choose monthly which properties you would like to list as premium. 

Q. How are you acquiring 100,000 property listings?

As part of our plan towards our company vision “Building the world’s most intelligent property platform” , we have a range of data partners from generating the listings through to matching supporting property data. Finding listing in the local area from the likes of Purplebricks and Martin & Co, EYE asked for further information about whether agents have given consent for their data to be used on the property.xyz site. Robert Jones told us:
Listings come from a couple of sources. These are a combination of agents uploading directly via their CRM.
Also agents upload via a portal feed, Data Export is a partner and here is an example of the portals they work with https://dataexport.co.uk/portallist.php

    Good luck. Onthrnarket have got every agent in the country behind them and they still can’t kill rigtmove.  ( not that you are trying to do that ) .

    Be interested to see what data it provides to make it an ‘investor portal’. Expected rental price / yield vs asking price? Is it a good buy to let? etc

      Hi TPCTom,

      There’s a couple of features that are ready now and lots more being developed

      So as of today you will notice investor features like ‘yield’ noted on the homepage when you select a location to search, through to ‘sort’ criteria so you can list high to low your listings from selections like growth, yield, demand and others

    Had  a look at it – do not see what it really gives me.

    Projected yield which I can get elsewhere and a load of listings that I can get of rm.
