A high street estate agent has warned that online agents will ultimately lose vendors money “because they can’t negotiate on your behalf”.
In a personal opinion piece on CityA.M., James Robinson, general manager of London firm Lurot Brand, said that purchasers wanting to buy a house cheaply could turn to online agents.
They would then get “direct access to lots of naïve, unrepresented vendors relying on a property version of eBay with a helpline”.
Unsuspecting sellers are, he said, “unprotected against last minute price chips based on spurious claims of market downturns, bad surveys and downward valuations, which are things agents parry daily”.
He added: “You may be thinking, ‘Well, he would say this, he’s an estate agent’. But it may surprise you to hear that we estate agents invariably use estate agents to sell our own properties.”

Whatever the merit of the message, and unrepresented buyers may struggle to negotiate I agree, labelling your customer as “naive”, even just quietly inside your own head, is not the place to start. Uncertain, unsure, seeking best advice/guidance, etc fine. But treat your customer as naive and they will vote with their feet.
