Leaders unveils upgraded sustainable branch

Leaders has launched its upgraded sustainable office in Guildford, Surrey on 12 April, with an event for local clients, media, local businesses and Leaders staff.

Leaders, part of Leaders Romans Group (LRG), followed the green design principles previously created by retail design consultants Jackson Associates to completely refurbish and design the Guildford office to their green principles.

At the launch event there was coffee, homemade cake, and local experts on hand throughout the day to answer questions on sustainable initiatives. Attendees discussed the sustainability detail behind the refurbishment and gained advice on making properties more eco-friendly and sustainable, whether as landlords, homeowners or tenants.

David Wilson, Group COO of LRG, said, “Starting 2024 with a further sustainable addition to our branch network at Guildford is incredibly exciting. LRG is whole-heartedly committed to its environmental initiatives, and we were thrilled to announce in 2022 that the group had achieved carbon neutrality and again in 2023 – well ahead of our target of 2030.  It was brilliant to welcome so many people to the event and share with them information on how they can make their homes more environmentally friendly”.

The event saw the official unveiling of the branch’s new sustainable fit-out, fully powered by renewable green energy. Low-flow taps save up to 50% of water consumption, and low-VOC paints release less gas than traditional paints. All fixtures and fittings were chosen to be as environmentally friendly as possible, with many retained from the existing branch to further reduce carbon footprint and all wood was sourced from locally produced FSC-certified wood. The carpet in the new branch is made from 65% post-industrial recycled content and the supplier will repurpose and recycle the finished item when it reaches the end of life.

Earlier this year LRG announced its sustained achievement of carbon neutrality for a second consecutive year, as part of its commitment to environmental stewardship. This success is part of LRG’s broader strategy of investing in sustainability and responsible business practices with targeted strategies and initiatives, including sustainable branch upgrades, that collectively reduce and offset their carbon emissions.

Having partnered with Green the UK in 2022, LRG plants a tree for every new property sold or let with them. They recently celebrated the planting of 26,000 trees. Those trees will sequester at least 56 tonnes of carbon a year which is equivalent to almost 162,000 people breathing in a day.

Average rent arrears owed by tenants to landlords have climbed by 27% over the past 12 months, new data reveals.

Research by PRS firm Reposit using its own tenancy data shows the average amount owed increased from £1,435 to £1,816 year on year, the highest figure the firm has recorded since it began collecting data in January 2021.

Also, the percentage of renters ending their tenancy with unpaid rent increased to 18% up slightly from 15.3% during the final months of 2023.

The firm says the rise shows how the difficult economy and cost-of-living crisis is bearing down on many tenants and, consequently, their landlords.

But the rate at which rent arrears are increasing is slowing, the data shows, at 0.8% during the first quarter of this year, compared to 8% during 2023 overall.
