Welcome to “Landlords’ Barometer #4” – a round-up of trending landlord topics and issues.

All landlords are on their own journey … after ten years of observing this, and enjoying our own landlord progress, we’ve reached the conclusion that this journey is fairly linear and that landlords generally share the same concerns and worries.

Property Tribes has over 11,000 topics and over 115,000 comments documenting landlord concerns – over 12,500 of them being mine!

It’s this “long tail” of contribution that has created the opportunity for me to speak on the topic of the social web at many events and also be asked for commentary on landlord issues by such publications such as the Guardian and Telegraph.

It highlights how your contributions to the social web could help you become an industry commentator which will raise the profile and credibility of your business. Just search #journorequest on twitter to see the type of commentators journalists are looking for!

Next week, I am delighted to be speaking at the NALS Conference in London. My presentation is entitled “Managing your on-line reputation” and will seek to help agents understand how the measure of the success of your business is how many people talk about you when you are not around!

If your business is not being discussed on the social web, then you should not be giving a sigh of relief. You should be seriously worried.

I cannot stress how important it is to take time away from your inbox (and social media) to meet people face to face and have new inputs to help you learn and grow as an individual.

Investing in yourself and your professional development is one of the best investments you can make!

2. Upmarket or downmarket?

When investing in property, landlords have to make a choice between “capital growth” and “yield” as they rarely occur together.

3. New laws dictate that landlords only let to legal immigrants

Increasing regulation is becoming more onerous for landlords. As a lettings agent, you must be fully aware of all this new legislation and can demonstrate your understanding of it to gain new instructions. The west midlands is the first area to implement this new legislation. Are you up to speed on it?
