Landlords’ Barometer – #68: Panorama and a focus on Section 21

Welcome to the March edition of the Landlords’ Barometer, where we document trending topics and news for the private rented sector.

As previously mentioned, this is a very exciting year for propertytribes.com as we celebrate our 10th anniversary by championing the concept of the “Smart Landlord” as we believe that this is the profile of the landlord who will survive the challenges ahead as the PRS becomes more professional.

Smart landlords educate themselves, seek professional advice and support, and use smart products and services to give themselves and their tenants a better PRS experience.

1. Panorama with Fergus Wilson

A text summary of the programme and landlord reactions to how Fergus Wilson was portrayed and the issues raised by Monday evening’s programme, which very much focused on how Section 21 is a major reason for tenants feeling insecure when renting from a private landlord.

2. Deposit replacement

3. Caution is needed and lots of £££s

An experienced portfolio landlord suggests that the BTL game has changed dramatically and that cash is now king.

A heated debate where a landlord claims Shelter have been giving advice to tenants to batten down the hatches and stop paying rent and to use the Homes (Fitness for Human Habitation) Act to sue the landlord.

5. Bankrupt couple raise £7.8m through peer to peer lending

Thirteen companies have been wound up by the High Court in the public interest following investigations by Company Investigations of the Insolvency Service.

The companies all traded from an address in Stroud and were all set up by husband and wife team Matthew and Charlotte Roberts, who are both bankrupt.

It is clear from recent announcements that there is a clear direction of travel in the private rented sector and it is not in favour of landlords!
