Zoopla has announced that it is to offer agents a free nine-month period of use. It is available to agents promising to leave Rightmove.
It is one of two options that it is making available to its new and existing customers. The second option is three to five months free, when there is no obligation to quit Rightmove.
In both options, agents would have to commit to 18-month contracts with Zoopla.
Zoopla said that its ” two new industry-leading fee structures [are] to support estate agents at this challenging time, and to help mitigate the financial impact of coronavirus on agent businesses over the coming months”.
Available to new and existing estate agent customers of 30 branches or less (which covers over 80% of the UK estate agency population), as well as overseas and commercial agents, it said that each option has been specially designed with the needs of agents in mind, offering both flexibility and financial backing to those requiring support.
The two fee structures are as follows:
Option 1: Nine months of Zoopla for free
With this option, Zoopla offers nine months of portal usage entirely free, returning to normal fee levels thereafter, as part of an 18-month contract that follows the free term.
This is designed to support agents who recognise the benefits of establishing a long-term partnership with Zoopla, and who make a commitment to leave Rightmove once their current contract comes to an end.
Option 2: Three (to five) months of Zoopla for free
With this option, Zoopla offers three months of portal usage entirely free, returning to normal fee levels thereafter, as part of an 18-month contract that follows the free term. There is scope for the three month free term to be extended by a further two months, depending on whether the government limitations to control coronavirus have been lifted.
After the free period, agents will return to normal fee levels.
Agents are able to sign up to either deal up until the end of April 2020, with the new terms to take effect from May 1, 2020.

I suppose you’re in a quandary here, who do you dislike the least?
RM – for overcharging agents for years and showing no humanity
Z – for backing a major customer of theres in court with a vested interest
OTM – promised you the earth and delivered you mud, which ironically is the same value as them free shares.

Is this really the time to use the virus for your own benefit? For me, the Zoopla offer is tasteless – why can’t they just make it free or reduced with no caveats? Maybe they are RM in disguise – too much marketshare tends to corrupt.

Different market conditions present different opportunities. Zoopla have identified their opportunity but with the balance of supporting the agent.
These are crazy times and some companies will be winning. Take toilet roll companies, hand sanitiser companies and supermarkets they will be reporting record income over the next few weeks.
Lets all identify what we can do for the market, our customers and become advocates of our industry

Fair enough, if one portal does the job for you, you’d just be wasting your money. The only point there is that OTM seems to be VERY regional in terms of the value it delivers, so it wouldn’t be a one-stop-shop for most agencies.

That is only half the battle. They would also have to deliver real value to the public, which they’ve spent no effort on so far. You can stick all of the properties on OTM, but if the public doesn’t visit the site, it makes no difference.

Personally, I have been getting more leads from OTM anyway.
The leads from RM, often account to zilch and we started to wonder if they were fake?
I have never used Zoopla but with a free 9 months, it is worth thinking about. Can anyone tell me what their daily rate is after the 9 months?

OTM a cash poor site is giving 33% reduction for 3 months off what I feel is relatively low fee to begin with, now that is an offer that I think is reasonable.
I have given RM notice yesterday and had the rep call today so Ive got my last month at 75% off.
Nervous of the Zoopla deal as they are just RM mk 2 and dread what they will charge after 9 months.
So maybe all of this will give OTM the chance it needs….Just ditch “Chas & Dave”!!!

You’re right ……it’s a gesture from a cash-strapped company however, it’s not DECISIVE.
It’s the weak estate agent offering a lukewarm service at a half-hearted special deal.
Yet ………I think OTM’s website is The BEST.
For once, Zoopla tried to strike back! …….not my cuppa, Zoopla. OTM dithered and came up short again??? How many lives does OTM have?

I applaud the fact that ‘Pay to List’ portals are offering discounts to estate agents. This is the right thing to do in the current environment.However, what has happened in last few days is testament to the significant misalignment between portals and estate agents (their customers). It is a ‘them against us’ scenario instead of a collaborative one.I strongly believe that portals will need to review their commercial proposition in long term. The ever increasing monthly fees are unfair and unsustainable.Agents should not be charged for listings – full stop. They provide the necessary data to make portals successful in the first place. No portal could exist without property listings, so it is bizarre that agents also have to pay for the data they provide.

Zoopla not getting this at all! I chose them over RM and can give a months notice currently…… 3/5/9 months free and then 18 months tied in is not attractive. Im no fan of RM,too expensive and arrogant,but they have trumped Zoopla here – very poor.
