‘Estate agents are out of control – absolutely out of control’ – says TikToker

Agents are ‘absolutely out of control’ was the reaction of an angry woman after reading an email from a letting negotiator regarding a flat viewing.

In a video posted on TikTok, which has attracted more than 250,000 views, the young woman, called Harriet (@harriet.d.h), shared her views after a friend received a letter from a letting agent containing ‘tips’ to ‘increase the chances of your offer being accepted’.

“Apparently we need to put an offer in literally as soon as we see it, if we want it. Otherwise there’s no chance of us getting it,” she said, visibly disgusted.

The email featured what Harriett considered ‘hilarious tips’ to increase her and her friends’ chances of securing the apartment they were going to see.

“Estate agents are out of control – absolutely out of control,” she said in her post.

The tips in the email included a suggestion that viewers should offer in excess of the asking price; a long contract length; stick to the move in date or sooner; pay upfront (offering three to 12 months rent); offer a voluntary rent increase each year.

Harriet was shocked by the agent’s suggestions, insisting, “Do you think I’d be viewing a flat at this price if I could afford a flat over?”

With regards to the idea that she could offer up to 12 months worth of rent in advance, she added: “This one really got me. Sorry let me just get this £27,000 and give it to you upfront – why didn’t I think of that sooner? F**king idiots.”

The TikTok post has attracted almost 1,100 comments from people largely agreeing with Harriet’s views.

    It’s not rocket science if you like it and want it get on with it or someone else will pip you to the post , get all your reverent information to the agent and ask a quick response ,

    Sounds to me like the estate agent is going over and above to help this person by explaining what other applicants are doing to secure the properties she’s missing out on.

    Honestly, you can’t help some people.

    I find it curious that she complains about everything that will not be permitted in the RRB. Coincidence? I think not. Still we now know what she looks like and her first name so forewarned is forearmed.

    Frankly I do not believe this correspondence exists. I do not subscribe to ThickTok so it may be on there. Is this an attempt to increase her likes?

    Offer in excess of the asking price – no agent would surely suggest that?
    A long contract length – yes, that will give you brownie points with the landlord. It gives both parties stability.
    Stick to the move in date or sooner – again gives you brownie points in reducing any void period.
    Pay upfront (offering three to 12 months rent) – referencing will show if you can afford the rent. Paying extra strays into deposit legislation and must be avoided.
    Offer a voluntary rent increase each year – Seriously? Most rents are reviewed annually with a clause to that effect in the agreement.

    Typical Gen-Z snowflake. Blaming everyone else for the fact she’s not on the property ladder and has to pay rent.

    Everyone’s else’s problem but hers.

    Oh my goodness. How horrible are the agents and landlord for being in business to make a dirty word called profit.

    Does she think that the landlord is a charity? How about how hard that landlord had to graft to be in that position? Or are they an accidental landlord that have to pay their own mortgage.
