An agent has produced a video aimed at vendors thinking of using an online firm.
Spencer Fortag, of Landmark Estates in London, has coined the word ‘feegret’ to tell them how they might feel. Question is, will he trademark the term?
Last week, a consortium of agents in the west country, Experts in Property, produced something fairly similar, while RedDoor Homes in Kent has taken to re-enacting TV adverts.
Great tag line. Rubbish explainer video.

I lose track of the number of times vendors have commented that our agency earned every penny of our fee/commission with the expert advice and guidance and ongoing specialist support we provide. I think “Feegret” will only be found when an agent does not deliver a fantastic service.. thankfully our clients consistently tell us that we do provide a level of service reflective of value for money with not a whiff of Feegret!

This is exactly how agents should respond, throwing back the drivel the on-liners have been pushing as best for consumers. They have been selling the sole idea that fee is the reason to use them and agents have at last woken up to a way to throw it back at them with consumers. If you really look at what has been happening, it is ONLY a fee price war and some consumers have bought into it, if you want to really impress the consumer and I am amazed this has been overlooked in the fight back … put the boot in …….. this will really impress the consumer and probably the death nail once vendors let it sink in …….. who has the incentive to get the best price and who has no incentive. They may be saving on fee but also loosing on sale more than that saved on agents fee. Vendors do not like this, particularly when on-liners are impressing them on savings! Get the message over, you are missing a golden opportunity? I have no doubts agents are telling people but this is missing in the videos which should be engrained in social media … that is the revolution for agents. I still think that your service all in v call centre and extra fee should be included, after all it is about paying for a service.
On-liners charge for a listing.
High Street agents charge for a service.

Agree that such messages should be spread more by independents across the web. Every little helps.
Ideally, what would agents like such a video to say ?

That there is a way to maximise your chances of getting the highest possible ‘walkaway’ result from your property sale.
It’s called using an independent agent who knows the local market, prices in the area, local buyers and what they are prepared to pay, who can design and implement the right strategy for the right time, generating as much interest as possible, encourage and carry out as many viewings as feaseable, collate and negotiate offers to maximium effect and see it all through to completion, addressing/solving any hurdles along the way.
As writing is one of my hobbies , I can write a script, if you like?

Interesting that these videos and marketing campaigns are all coming out a good while after the PB launch on the stock market. Why?
Simple: On line companies are rubbish at selling homes, what proper estate agents are doing is simply reflecting the feedback we get from vendors who tried the “cheap fee” route and are now well out of pocket, unsold and generally cheesed off.
And they’ve returned to the professionals.
When do PB announce their annual profits? Can’t wait
