It claims to have one bedroom although we can’t see it on the floorplan.

And actually, is a floorplan really needed when it is just a garage? There’s even a nice slideshow!

Still, the vendor can’t possibly complain that the agent isn’t pulling out all the stops when it comes to marketing

    Yes, in this instance it clearly shows the measurement and confirms just by looking that there are no windows, rear door, or bedrooms!

      It’s proximity to Exeter gaol and its deep cooling shaft might  be an influence over the value.  50 yard tunnel, somewhere to store the gear and the railway lines to disguise the noise of tunnelling activity, none of that has been mentioned in the details.

    AH,  you have all missed the point.  This is a Beds in Sheds special opportunity.  This should give room for at least 6 kings size beds with circulation space and perhaps an outside toilet in the local supermarket?  Just the job! and you only need 1 smoke and CO alarm. Risk assessment would be easy no steep staircases and a very large fire escape. Have to get in quick mind you the EPC will probably put you into the lowest group so a limit on how long you might rent without additional insulation.  The flat roof will be excellent for solar panels (sorry PV panels).  No gas or electric certificate required. easy to prepare inventory. Whatever you do don’t forget the Governments new How to Let leaflet, its now mandatory you know! Mind you the local planning department might feel if does not conform to their local development plan
