Transactions plunged by over one fifth across England and Wales in the first three months of this year.
They dropped 21.5% compared with the final quarter of last year, to a total of 190,912.
They were also down 3.9% in number from the same quarter last year.
If London is excluded, there were 169,981 transactions, down 22.4% on a quarterly basis and down 4.6% on an annual basis.
In prime central London, transaction levels were down 9.4% annually and in Greater London, they were down 8.2%.
The latest transaction figures are the fifth consecutive fall.
