Lack of supply and constrained affordability has pushed residential sales down annually in more than 80% of all UK postcodes, analysis claims, but there are still signs of life in the market.
Research by Propdex.co.uk, based on Land Registry transaction, found sales in the six months to August are down compared with the same period last year in 81% of the country.
The analysis of Land Registry data also found that only 53% of postcodes have seen notable price rises, with the rest either flat or falling.
However, the report insists “affordability isn’t dead” and highlights the top selling postcodes over the six months to August as well as areas where homes can be purchased for under £100,000.
The Croydon postcode of CR0 was named as the top selling postcode, with 913 sales over six months – although this was still down 29.8% annually.
This was followed by BS16 in Bristol with 759 and LE3 in Leicester with 758.
South-west London postcode SW18 has had the biggest boost in sales over six months, up 31.3% annually to 701.
Meanwhile, County Durham postcode SR8 was dubbed the most affordable, with property selling for £61,169 on average. This is just 2.7 times the local income.
Liverpool postcode L4 also has an average sale price of £62,733, a price to income ratio of 2.9.
