Rightmove’s new quick-load proving an instruction getter

Research from Rightmove reveals that two-thirds of sellers are more likely to instruct an agent who uploads property in real time.

The research found that 63% would be more likely to choose an agent who could upload their property immediately after property details are prepared, rather than wait several hours or longer.

When it comes to consumer expectations, three-quarters of sellers say they expect their property to appear within 24 hours after details are prepared.

Within that, nearly one-quarter (23%) would want it displayed within a few hours and one in ten expect it in less than an hour or immediately.

The research supports the positive feedback that participating data-feed providers are receiving from agents about the benefit of Rightmove’s Real-time Data Feed (RTDF), a free service from Rightmove that allows sales and lettings properties to automatically upload in minutes.

James Micklethwait, head of product development at Rightmove, said: “This new technology means that Rightmove members could win more instructions through their ability to market properties for sale and to let more quickly than ever before.

“To develop the industry’s fastest data upload service, as well as instant property alerts for registered home-movers, has taken more than 7,500 man hours of investment and involved workshops and feedback sessions with over 50 agents and industry experts.

“It’s been a long road with many challenges but the positive feedback that we’re starting to see from our customers shows that it has already become a valuable tool and this research makes it clear that the majority of consumers are excited about immediate marketing of their property on Rightmove.”

Miles Shipside, Rightmove’s commercial director, added:“While not every seller or landlord is in a hurry, this is a great listing tool for those that are, especially when you tell them about the new Instant Alert service for buyers and tenants too.

“Agents also say they like the sense of theatre, telling those sellers in less of a rush that now their property is prepared for sale and property details are signed off, keep an eye on Rightmove as you are ‘going live’ in minutes.

“Also, let’s not forget that for landlords, every lost day on Rightmove could be a day closer to a void.”

Data-feed provider Jupix has said increased speed is one of the big benefits their customers have spoken about.

Jupix software developer Eoin Garvey said: “One benefit especially noticed by our lettings agents is that as soon as a property is withdrawn or let, it can be instantly removed from the site. This means that the only enquiries that come through in Jupix or over the phone are for properties being marketing at that moment.

“No time is wasted fielding calls for properties that are no longer on the market means more time focusing on their current stock.”

Jupix client Kristjan Byfield, of Base Property Specialists, said: “Being able to show clients that their property is live on the UK’s biggest property portal instantly (as well as our own site) is a big instruction winner and also helps us immensely when competing with other agents on joint instructions, ensuring our listings get seen first in most circumstances.”

Karen Potter, of Karen Potter Estate Agents, said: “We were very proud of being the first agents in the area who could offer this immediate feed to Rightmove and it was a great assurance to clients who typically want to see immediate results and efficient working practices.

“I must say we now take it for granted, but it does highlight other portals that take longer to receive information.”

    If the only reason you win an instruction is because you can have it live this afternoon instead of tomorrow morning then you must have some pretty rubbish competition. You could probably double your stock if you gave away a bag of sweeties to every new instruction.

    What a load of ****, we have always been able to get a property onto rm instantly with a manual upload. We don't upload sole agencies for a few days anyway giving preferential treatment to our own registered clients first.
    Agents trust portals too much. Take back control and grow a pair!

    According to Rightmove ''two-thirds of sellers are more likely to instruct an agent who uploads property in real time''. I presume, therefore, that this statistic also applies to home seekers? In which case, this would be a perfect platform to launch Agents' Mutual new portal….On The Market…by ensuring that this (the agents own portal) has a 48 hour alert advantage over other sites? Is it time to take the initiative and use our (the agents) listing upload advantage over all other portals?

    Bit of an own goal by RM here! It to me says they notice the swing in agents selling property away from the internet, ie exclusive marketing and this is an attempt to fool but a few the Internet is more important than good old fashioned agency……….. if not it simply tells AM and their members, listing a property on OTM first, for 7 to 14 days before RM will annoy 63% of the RM users……and this is the own goal! when they (RM users) fail to see all the agents properties going on RM first and must visit OTM…………………. OR just a thought (although I don't think it will ever work) RM does feel AND in particular RM+ feels like it is going a touch FSBO, especially the RM+ bit where manually uploading property (which is how instant upload has been around for ever) resembles helping a complete novice to advertise their house and refers to "your property" a few times…… I know we could argue "your property" is aimed at us, but this star system etc all looks a bit eBay, why change what agents have actually said works (even though we grumble) like some have said, they have seemed to follow the suit of some lesser property portals and perhaps there is a reason. Dropping RM is starting to feel more like a potential MUST come year end.

    I think RM are putting themselves, well and truly in the firing line OR they are getting ready to fire the next shot!

    Anyone else noticed lots more emails from both Rightmove and Zoopla telling us how good their service is, I've also started to receive emails confirming how many out of hours missed calls I've had and how many calls received in total. Their data and information departments have gone into overdrive.

    Both Rightmove and Zoopla seem to be trying very hard to inpress agents at the moment.
