The average monthly rent across the UK increased to £1,353 in June, up 1% from £1,340 in May and 3.4% higher than the £1,308 recorded a year earlier, the latest HomeLet Rental Index shows.

Excluding Greater London, the average monthly rent reached £1,157, representing a 1% increase from £1,146 in May and annual growth of 2.7%.

Rents in Greater London rose to an average of £2,181 per month, up 0.9% on the previous month and 5.0% higher than in June 2025, making the capital the strongest-performing region on an annual basis.

The regional picture was one of broadly steady rental growth, with 10 of the UK’s 12 regions recording month-on-month increases.

Scotland recorded the largest monthly rise, with average rents increasing by 3.6%, followed by Wales (1.9%) and the North East (1.4%).

On an annual basis, Greater London led the way with 5% growth, while the West Midlands and North East both recorded increases of 3.9%. Scotland’s average rents were 3.6% higher than a year earlier.

The latest figures suggest rental values continue to rise across much of the country, although the pace of growth remains more moderate than the double-digit increases seen in previous years.
