Our client is a growing independent, established estate agency that specialises in the sale & rental of both commercial & residential properties.
Due to an increase in managed properties, they require an enthusiastic Property Manager with experience of the estate agency industry. You must be able to multi-task, work on your own initiative and as part of a busy team.
The post offers excellent remuneration of £18,000 to £20,000 basic + commission and excellent future prospects for the right candidate.
Job Summary
To manage the property portfolio. Responsible for all maintenance issues, organising repairs and carrying out inspections. Further developing the Property Management department. Maintaining excellent communication with Landlords. Providing support to the team, managers and director.
As a Property Manager we would like you to:
- Further develop the property management department and provide supervision/ support the administration team.
- Take a lead on checkouts and end of tenancy process and deposit negotiations
- Liaise directly with tenants and landlords and contractors with any repair issues and arrange for work to be carried out.
- Negotiations and preparation of tenancy and renewals, and completing the contractual process with tenants including sign and pays as and when required.
- Produce check in inventories prior to tenants moving in and end of tenancy check outs.
- Arrange and conduct all inspections on a quarterly basis, taking photographic evidence and reporting of findings to landlords/lady and arranging remedial work.
- Work alongside the Office Manager / Director and lead on the management of all property maintenance issues.
- Ensuring contractors are carrying out investigative work where necessary and obtaining quotes when required for landlords.
- Work alongside the managers in all late rent payment issues. Where necessary serve sections and oversee the court process.
- Process rent payments via telephone request and in person, and liaising with tenant regarding late payments.
- Ensure all properties comply with relevant legislation
- Further develop the company maintenance department.
- Ensure invoices are received and charged correctly
- Monitor repairs in progress and ensure works are completed in a timely manor
The Individual:
- You must have a solid proven background in property management
- You must have end of tenancy process experience
- Proven administration and customer service experience within a estate/letting agency environment
- Excellent negotiation, communication and organisational skills
- Attention to detail and good listening skills
- I.T literate
- Interpersonal skills, team player and ability to work on own initiative
- Professional with great time management skills
- You must have a full valid driving license
