Property Maintenance Manager

Our client is an award winning independent lettings agency situated in Bradford City Centre. Due to the increase and growth of business they now require a property maintenance manager.
You will be responsible for all aspects of property letting, management and maintenance, as well as be the initial point of contact when liaising with tenants and contractors to ensure an effective property management operation at all times. Also you will support the whole team where necessary and maximise all opportunities to increase revenue and control costs.
KEY DUTIES AND RESPONSIBILITIES
- Provide direct support to the Office Manager as instructed
- Undertake viewings with potential clients
- Raise appropriate work order requests having verified the work beforehand
- Coordinate and manage property repairs, liaise with maintenance contractors to ensure works/repairs are completed to a timely & satisfactory level
- Verify standard of workmanship on receipt of the contractor invoice
- Communicate with tenants where issues need to be addressed & undertake problem assessments to identify suitable solutions to resolve the issues
- Conduct a regular inspection programme of all nominated properties and ensure that adequate records (including photographic) are maintained
- Undertake move in & move out procedures, to include recording meter readings, completing inventories, recording of information (including photographic evidence) and dealing with any tenant education tasks
- Produce accurate reports & statistics for management information purposes
- Manage all costs, particularly those associated with maintenance work and to maximise all income generating opportunities
- Collect outstanding income, as well as all other costs/fees that are due from the tenant using appropriate industry standard collection procedures
- Respond to correspondence received via letter & email
- Make & receive telephone calls in relation to all aspects of the business
- Provide daily support to all other members of the team to include all aspects of office administration & reception desk duties as required particularly during peak periods and during holiday & sickness absences
- Maintain office logs as appropriate such as safe, key, empty properties and lock ups
- Ensure maintenance documentation is completed for all contractors and that all employees are listed
- Provide contingency contact within the office for ICT matters, including external support providers.
- Candidates must have a full driving licence.
SALARY
£15,000-£18,000 depending on experience.
Hours of work Mon-Fri 9.00-5.30 plus Saturday morning rota.
