Zoopla has launched its Real-Time Listings Service.
It allows its members to send updates to property listings on ZPG websites within minutes of being updated on the agent’s or developer’s own system or website.
The service has been launched initially with Property Software Group, starting with Alto and will be followed by the roll-out across other PSG products Jupix, CFP and Vebra Live over the coming weeks.
In testing mode, the new service has proved so far to publish 90% of listings updates in less than five minutes and 100% within six minutes, improving – says Zoopla – the overall quality and timeliness of information presented to consumers by ZPG members.
According to Zoopla, the new listings format is flexible, comprehensive and caters for all channels across the ZPG platform including UK residential, commercial and overseas listings.
Zoopla also says there are a number of unique, new data fields, allowing ZPG members to describe listings comprehensively whilst improving search and filtering across the ZPG websites.
Jon Notley, commercial director at Zoopla, said: “We are delighted to be launching our Real-Time Listings Service.
“In a world where consumers expect instant updates, this service offers our members the chance to stay ahead of the competition and ensure their listings go live within minutes of the instruction.
“We look forward to rolling this out over the coming months.”
Rightmove launched its Real-time Data Feed service almost two years ago, in July 2013, and yesterday said that over 40% of all properties are now uploaded in real-time by its agents.
Sorry Simon, its the old woman again
The subject of Agents Mutual and On the market brings out passionate debate from both camps; those that see the benefits those that don’t, without firing up that debate again I am going to explain why I have been banging on about data for the past 6 years, why this story should be read with caution and why Agents Mutual has given focus to the concerns over data.
Since January , for 25% of the industry , it has been definitively possible to say whose data should be where. Hard and fast, no exceptions to the rule, OTM and one other portal. That is not the case; it is possible to find data entrusted to service suppliers [Daas, Saas and property portals] all over the place; in one case I investigated 3 unexplained locations and the agent was quite unaware the data was there and was embarrassed by the breach of the OOP rule.
As this story is about data transmission it seems an ideal opportunity to ask who has thought about data flow; what is being transmitted, to whom and when and also how that data can be purged on completion; the only requirement for limited data to remain available is with land registry.
It’s not really my place to say but this new offering seems a very good place to start a thorough review of data flows and sharing what is be access, what is being analysed.

At what point do the facts about the vendors property become the agents protected data? Genuine question. Is it part of the T&C’s of the instruction? What if the vendor is happy for the additional publicity? With so much data available isn’t it difficult to retrospectively gain control of what is becoming a commodity?

From the very first key stroke right through to the very last the data belongs to the agent, at all times they (the agent) have a fiduciary obligation to protect it!
Retrospectively Agents should purge any data taken without consent requiring those who have a similar fiduciary obligation to agents as clients to ensure any data scrape is pursued and cleansed.
It is the latent data that is being used against the agents who first entered it and that is causing fee erosion.

That’s the crux of my question: why is it the agents data? How do you determine what protection means and protect from who/what? Let’s be clear, I get why controlling data is highly valuable. I’m struggling with how you close this particular stable door once the horses have fled, bred, had foals, won races and featured in the ‘Racing Post’. So much property data is available it’s practically a commodity. How do you track and recall the data when – and I have multiple example personal experience of this – agents will publicly decry the misuse of data whilst privately happily taking the additional traffic. Seems a commercially sound but practically impossible objective.

From that I assume it’s fixable in your view? I’ll be very impressed if it’s both doable and achieved.

Certainly fixable, I just need a little help.
Here’s a question if this was football which camp would you choose to be on FIFA or UEFA?
From what I’ve worked out you could be great asset to the UEFA camp and play a role in the doing and achieving yourself.
