Picture of the Week – and we spotted this new listing on Zoopla yesterday.
But despite its ‘Just added’ status, have we missed the boat?
We certainly missed the open house day on April 27.

Maybe the open day is next April? The agent probably realised he/she over valued it by 30% and needs some time to work the price down!

The LPEs must just press the relist button when a sale drops out or a property reappears after a”marketing break”
Shows a lack of care not checking the text or photos
The board with the old logo features too in the photo when the logo was changed in November 2018 !
So the open day in April wasn’t a fresh event either
What I don’t understand is Zoopla flag it up too as first listed when it clearly wasn’t?

Sadly, it’s not even that advanced. The owner (who may not have had any contact with PB for years), simply logs on to their account and makes the advert live again. There’s no function to update/amend an advert before it’s relisted in the portals! Very worrying.

First listed 2 November 2018, it appears.
According to the cache history it was SSTC last month. Price reduced by £5k yesterday, too.

Next “Saturday April 27” is in 2024.
Looks like these vendors are holding out for their moneys’ worth if they’ve agreed to that kind of marketing period.
Wonder how many “marketing breaks” they can squeeze in?
How many times the property can be “Just listed” on Zoopla?
How many times the property will be marked as “SSTC” then reappear “For Sale” again?
These are among the questions that keep me awake at night.

There was a directive many years ago that relisting a property as new, that wasn’t, was illegal.
