Online estate agent eMove is claiming record growth.
eMoov says it has posted a listing performance for January that demonstrates growth of 160% year on year,
It adds that this will set “the disruptive estate agency business up for an explosive rate of expansion over 2016”.
eMoov claims that with 678 new listings, “eMoov becomes not only a firm player in the top two so-called online estate agency space, but is also the fastest growing”.
Last year, eMoov rolled out its recruitment of Local Property Directors.
eMoov insisted that its success is due to customer service, saying this is a hurdle that its competitors have stumbled upon.
The firm, led by founder Russell Quirk, also claimed to have a “formidable war chest” after its successful crowdfunding campaign.
It said it has funds for substantial growth this year, and predicted that 2016 looks set to be a pivotal year.
Quirk said: “2015 certainly saw the online sector grow in strength, evident by the number of traditional agents who finally sat up and took notice.
“We always set out to use it as a building block, to position eMoov properly before growing the company considerably in 2016.
“The early signs are showing this strategy has paid off, with a few of our competitors having scaled to quickly to maintain a consistent level of service, whilst we’ve rapidly gone from strength to strength.
“Yes, the aim is to grow the brand and the company as a whole, but not to the detriment of our customers and the service we provide them.
“We’re very excited about the coming year and now have all the pieces in place to handle rapid growth.
“It’s going to be an interesting time for the online sector to say the least and, if we continue the current levels of growth we are seeing, I’m confident we will become a household name as one of the leading estate agents nationwide.”
In the last 3 days one company were reported twice to Zoopla and Rightmove as well as TPOS for uploading over 70 false listings.
These were developments in Bradford and Liverpool but listed with false London addresses and duplicated multiple times using a range of prices and property types.
They have since been forced to remove the majority of these although you can still see a couple of Liverpool developments listed with London addresses that they are clearly yet to remove.
They risk being banned from Zoopla and Rightmove altogether if this behaviour continues.

Any company proven to be carrying out a dishonest practice such as #portraljuggling should be disallowed from advertising their stock on the portals.
From what I am seeing on a daily basis, there’s a lot of Agents who should be seriously looking at how they list and manage their stock… as the 5h!tstorm is brewing up nicely and will be heading their way.

PB 508 listings – thats impressive. At that rate, if they sell them all they will be getting in a whopping £400,000 ish in fees. Its only cost them about £50m to get that lot. And before anyone says it, even if they do this every 7 days for the next year and sell them all that will equate to about £20m in fees.

Its a lot more impressive than the guy that staged the mock funeral to mark the ‘death of the high street estate agent’.

They DO NOT have to sell the property to earn their fee.
PB get paid regardless of result.
Remember that next time you’re up against them for an instruction.

you’re right, sorry i forgot that.
In my rush to point out the error of their ways I actually regarded them momentarily as estate agents, Ha.

508 instructions from PB is roughly 2% of all new instructions to Zoopla (last 7 days).
Factor in additional instructions on Rightmove.
Look at all the other OEA’s intructions.
What do we get?….
The whole hybrid / online model is still no bigger than 3% of total market.

Emooooooooooov! PIE can you please stop taking their name out of my comments, i’m not saying anything that hasn’t already been proven and isn’t factually correct. Just ask Zoopla or Rightmove although you seem to know this according to your article.
It does seem odd that you even seem to state you know they are doing this and yet you still go ahead and publish an article that is part of the fallacy that they are trying to portray, basically you state this supposed growth but then add that actually it’s being falsified! I find this very odd indeed.
So to summarise there is in fact no explosive growth from them. You can check Zoopla for yourself now that their listings have been removed.

According to Getagent.co.uk, the company in questions’ customer numbers are down by around 31% on September 2015: http://www.awesomescreenshot.com/0635lrfi4f
Not a year on year comparison it’s true however; it is hardly a trajectory for the slice of national market share promised to investors and journalists either.
The fact remains that all call-centre agents combined have yet to obtain a grip on the property market that would be regarded as ‘statistically significant*’ despite many claims that have been proved to be false or misleading to the public and investors alike.
A statistically significant market share of the total would be 10% or more. That would a good indication of a disruptive entry into the market after a few years of trying. To achieve that by the end of 2016 will require a combined growth in market share of 300-400% by the disruptors.
I don’t worry about the call-centre agents taking over, I worry about the customers, investors who are being sold a “……” (Fill in the blank as you feel appropriate)
*DEFINITION of ‘Statistically Significant‘ The likelihood that a result or relationship is caused by something other than mere random chance.Statistical hypothesis testing is traditionally employed to determine if a result is statistically significant or not.

Why can’t he just get on with running his business without trying to tell the world how “disruptive” he is being ? Sad.

Because he’s desperate to get bought out by Countrywide and hopes that if he shouts loudly enough they’ll take notice!
What he fails to realise is that people tend to do bussiness with people they like & trust.
Unforunately, nobody likes Russell & now his “portal juggeling” antics are out in the open, I doubt anyone will trust him either.

It adds that this will set “the disruptive estate agency business up for an explosive rate of expansion over 2016”.
Lets just assume he is correct! What are you high street agents going to do about it, roll over and die a slow death as they grow bigger and bigger? Or are you going to take control of your destiny and look at why they are able to grow and adjust your business arrangements to counter?

‘eMoov says it has posted a listing performance for January that demonstrates growth of 160% year on year… eMoov claims that with 678 new listings…’
I need help with eMoov’s statistical gymnastics. (or is that gymnastical statistics?)
I’ve just checked Rightmove for their January 2016 ‘Listings’. There are 509 TOTAL listings showing from 2/1/16 to 31/1/16. Of those, 90 are ‘Reduced’ – leaving a net of 419 ‘Listings’ claimed for the 31-day period.
Next, I look at the individual properties. I’m looking at a picture of a pretty detached bungalow in Ulverston. Picture postcard-like, it is. Lovely blue sky with white fluffy bits (albeit a bit too photoshopped for my tastes I’m certain someone will like it as it is…)… lovely green grass… beautiful trees with just the faintest hint of autumn creeping in to their canopies…
EH? AUTUMN? Hang on – let me check a minute.
Ahhh – now I see – according to records it was first marketed in September 2015 for a month or so.
Must’ve changed their minds back then – AND THEN PAID AGAIN FOR A SECOND SHOT.
Yeah… right.
It’ll take me a while to check the other 418 – bear with me.
I’ll be back.

OOOHHH – here’s another fine example of one of the 418 remaining January ‘Listings’ – a two bed semi in Stoke on Trent which was apparently “Added on Rightmove” on 18 January and is already “Under Offer”. Good job done, I would suggest.
Erm… except that according to records it was ACTUALLY ‘Listed’ on 2nd November… and that the Asking Price back then was 2.7% higher than the latest ‘Listing’.
Now THAT would have bu99ered up their “99% of Asking Price” claim… wouldn’t it.
SPEAKING OF WHICH… anyone noticed the claim has been amended?
My advice to any Agent trying to use such a claim to their advantage – I’d shoot that lame duck now if I were you.
It reads like you’re making an excuse for previous error, not a boast as to how well you want people to think you’ve done.
And it WILL continue to bite you on your @r$es when it can be proved that prices are being dropped usually the same day the property goes ‘Under Offer’.
Dinosaurs didn’t rule the planet for over 150 million years by accident… and you’re no extinction event.
Just a pesky mosquito, trying your damnest to suck tiny drops of blood through extremely thick skins.

Keep it up PeeBee this is getting interesting. To keep this going can you please start a new topic on the PIE forums so we can all contribute as we find them. Resist the urge to call it ‘Fairytales’ even though that’s what these muppets are peddling.

Dude it’s 2016 and I’m actually gonna do at least a third of the things I scheme. I guess Russ is too.
OK I get that he’s grandiose; jeez they all are because it has to take a special brand of narcissism to live online. Now with PeeBee finding all the dead bodies you have to figure even Sarah B with that Marlboro light dangling off her lip and freshly inked butterfly somewhere on her weathered canvass look (I’m touching myself tonight) can’t reconcile their hyperbole. Yeah f*ck the online guys and the horse they rode in on because unless it happened off camera or whilst I was shoving a whole cupcake in my face, customer service and value for money they aint.
