A new property listings portal, which ambitiously hopes to rival Rightmove, Zoopla and OnTheMarket, says that it is time for a new approach to marketing in the sector.
Jangle, which announced plans to launch earlier this year with the promise of a free offering to agents, is to use revenue from display advertising to fund its operation.
The portal is hoping to appeal to agents struggling with the monthly fees charged by the existing portals, which can total £1,000-£1,500 per branch each month, by offering listings free of charge to agents without a contract.
Jeremy Rosenblatt, director and co-founder of Jangle, said: “With many market commentators talking about a housing market ‘correction’, the Bank of England’s decision to raise interest rates to 3%, and its prediction that the UK faces a ‘very challenging’ two-year recession, estate agents up and down the country will be looking at their budgets and profitability.
“To add to their woes, the past few days have also seen the news that both online agent ‘Doorsteps’ and online portal ‘Boomin’ have gone into liquidation, reducing the options open to vendors and estate agents when it comes to promoting properties online.
“Boomin’s move, earlier this year, to a fee-paying model is very telling about the attitude from agents and surveyors to pay more and more to promote properties online. There are estimates that, within the London market, the costs to estate agent businesses of promoting homes via the big portals can reach up to £3,000 per month. That’s around £36,000 per annum, and a significant amount of money coming straight off the bottom line. This begs the question of whether the current costs of marketing via property portals are sustainable for many firms?”
Jangle claims that its own market research – not shared with EYE – shows widespread dissatisfaction with the costs charged by the big portals and suggests that there is an appetite from agents and developers for what the business terms ‘Zero Portal Spend’.
He continued: “Firms such as Boomin originally set out to disrupt the market, but their liquidation suggests that tweaking the existing concept and broadly following the same business models as their bigger rivals was not enough,” commented Rosenblatt, adding, “With challenging market conditions on the horizon, many observers are asking whether the prevailing property portal concept is fit for purpose?
“We believe that it is time for a new approach that unlocks the market to the benefit of agents and their clients. To this end, we are actively engaging with colleagues within the estate agent community via our website [www.jangle.co.uk], gauging market sentiment and opinions regarding a different type of property portal, that helps them to market properties without subtracting from their bottom lines.
“From our conversations and the expressions of interest regarding our concept, there is a clear desire for Zero Portal Spend, which we will deliver.”
How many potential portal contenders is this now? This must be at least the 50th with “a new approach”.

Is it April 1st? Good god, ‘Jangle’???? Is that the noise the nerves make at yet the would be launch of yet another ‘disruptor/pretender to the portal swamp’. At least create a name relevant to property, as opposed to trying to be edgy and millenial, necessitating huge expenditure on marketing to help people identify it as a property portal. Really? ‘undisclosed research’ that reveals widespread agent dissatisfaction with the existing portal pricing, as if it’s a revelation. What rock have these guys been hiding under for the last 10+ years? To generate the revenue from display ads, they are going to need massive, sticky traffic that is not already being delivered by existing, established channels. The only thing they seem to have going for them is ‘FREE’ and that is not a recipe for sustainability. I watch with interest.

Although us agents are dissatisfied with the charges made by some portals, it’s not what the focus should be, you need to get the users to stop using current portals, stopping them form picking up their phone and opening the Rightmove app is the real challenge, and I can’t see them opening an app called Jangle to find a house for sale.

The issue for any portal looking to compete with RM even for cheap/free, as OTM discovered, is having a large enough marketing campaign that homebuyers and more importantly sellers actually use the portal and know that it exists.

It’s nice to see a portal started by someone with a comprehensive and impressive estate agency career. Jeremy appears to have ‘been there, done that’ and is about 18 months into building his own agency- Vantage. However, the portals market has been done to death in recent years and it has been proven, time and time again, that this is now a near-impossible nut to crack.
What is clear though, is that focusing on what agents want or need (particularly with spending) is NOT what’s going to shift the needle. As Boomin learned all too quickly, no matter how bold or (seemingly at least) noble your ambitions for your clients (agents)- these mean nothing if you don’t engage the consumer. What’s more, consumers are a fickle bunch- if they have a bad visit once (primarily through lack of stock/choice) then you will struggle to get them to come back.
Jangle would be far more exciting if it set out what consumer issues it was looking to solve and how. I’d say the key issues (for consumers) are- ‘accurate, real & available stock’, good choice, good array of media (stills, floorplans, VT & video) all highly visible and accessible. In this climate, estimated living costs, easier registration & booking process, an accurate and relevant data sets.
