Agents in areas with a high number of leasehold houses might be forgiven if their hearts sunk on reading yesterday that the NAEA considers leaseholds unsellable.
As NAEA chief executive Mark Hayward said: “Thousands of home owners across the country are facing escalating ground rents, charges for making alterations to their properties and unable to sell their home.”
However, help is at hand for those agents wondering how they are ever going to shift properties that their own trade association says are a bad gig.
The NAEA is putting on a training course that will give you “the knowledge to successfully market and sell this type of home”.

And what’s even more ridiculous is that for the last two courses they are apparently shafting their PAYING MEMBERS for an extra forty quid over the NON-Member price!

C’mon people, this is scaremongering. Absolutely yes, those leasehold houses with escalating ground rents are a problem and my heart goes out to those who own them. However, the other 4 million-plus leasehold homes on sensible leases are not a problem. Can we not understand the difference, or shall we squeak self-serving headlines to toxify 20% of the UK housing stock? And if you want to know more about leasehold, go to the experts. Leasehold Advisory Service are a brilliant free resource, ARMA do a pragmatic Introduction to Leasehold and IRPM have the definitive Foundation Course for beginners. Leasehold is here to stay, but is changing. Commonhold may come. Under CPRs, selling agents have to know the basics and an agent is going to get hauled for failure to disclose any day now. Instead of toxifying the tenure with sensationalist headlines, perhaps we can understand it better, protect ourselves and look after our clients.
