The Law Society has announced the extension of its fifth edition of the ‘TA6’ form.
The TA6 is based on the National Trading Standards Estate and Letting Agency Team’s guidance on Material Information, which is not legally binding on estate agents.
Conveyancers can continue to use both the fourth and fifth edition of the TA6 property information form beyond January 2025, the Law Society of England and Wales has said.
A consultation on the TA6 property information form (fifth edition) (2024) was launched in July this year.
While the consultation took place, the Law Society announced conveyancers could continue using the TA6 form (fifth edition) or its predecessor, the TA6 form (fourth edition, second revision) (2020) until 15 January 2025.
Since July, the Law Society has been working with 2CV, an independent research agency, to seek the views of conveyancers and other stakeholders who are using either or both forms.
A total of 1,232 people signed up to take part in the consultation which has included a survey, in-depth interviews, research-led group discussions, deep dive online webinars, workshops and roundtables.
“I would like to thank our members for engaging so positively with this extensive consultation,” said Law Society chief executive officer Ian Jeffery.
“We are now working through the volumes of feedback we have collected during this process and want to give it all thorough consideration.
“It has become clear that January next year is not a realistic date by which to analyse all the evidence and take the next steps to ensure we have the best outcome possible.
“We have therefore decided to extend the period that both forms can be used until we have completed that work.”
The Law Society says it will provide a further update in the New Year.
Have they thought of actually asking us that have to fill in the WORST KNOWN FORM known to man?
It is horrendous. It’s torture.
When did you get permission to sell the house? What kind of question is that?
I have to leave these forms till Saturday mornings 4am when no one ringing or disturbing me. You need to take paracetamol and lie down afterwards. Contact us that have to fill it in. It’s AWFUL!

Either way I wouldn’t advise my client to ever fill in Part 1 whether the form comes in live or not.
But too many conveyancers aren’t helping themselves as many are using the new form already – you know the names of the firms.
Some are alarmingly getting their client to use the form and to fill in the material information part AFTER the agents’s MOS has been issued.
