Landlords must professionalise to prosper in future, says TV pundit

Landlords need to professionalise and strategise to prosper in the private rented sector going forward, according to Paul Shamplina, founder of Landlord Action and TV property pundit.

Speaking to the National Residential Landlords Association (NRLA), Shamplina said: “I believe the PRS is going to be a more professional environment going forward and landlords will need to strategise; see their lettings as a business, with themselves as providers and their tenants as customers.”

Shamplina also raised concerns about a potential landlord exodus because of issues with supply and affordability, calling on the government to provide a more stable environment for property investors.

In addition, he questioned whether courts will be able to cope when legislation is brought forward to abolish section 21 evictions, and warned of more challenges ahead for landlords.

Shamplina, who will be addressing the NRLA Landlord Conference at Birmingham NEC on 6th November, said: “As well as announcing the new Renter’s Rights Bill, the King’s Speech also confirmed plans to devolve powers and continue to strengthen the powers of metro mayors, which could mean more challenges for landlords.

“The biggest fear I am seeing can be summed up in two words… rent caps. Personally, I don’t think these are likely to be introduced, but we can’t be certain.”

    I applaud u Ed Miliband for trying to get vulnerable tenants houses up to EPC by 2030.
    But why do u hate Private tenants so much? Why do u enforce these rules on them AFTER they’ve moved in?
    Why would u want to increase their rent when they’ve had a deal to pay discounted rent for long term loyalty?
    You politicians, The Labour Party and The Conservative Party, make that many homeless, it is shocking.
    At no point do u come ask the Housing Providers what needs doing to keep these rents cheap and supply up.
    Come to Nottingham City Council and see the shocking homeless up here. Temporary accommodation is up five fold since Selective Licensing and DWP Universal Credit got introduced.
    And you want to increase homeless and rents more?
    Come and ask my tenants what they want. It sure isn’t their new home they’ve paid to decorate theirselves ripped apart to save £10pm on gas bill, and cheap rent increased by £300pm.
    Have u asked the tenants Ed, if they can afford this extra work? Cause everything costs. And don’t give me Codswallop about grants as I know more how the grants work on ground level than u do. Free EPC work on tenanted nice home DOES NOT work how u think.

    Where are they going to house tenants during the selling and purchasing transaction/the 6 months to carry out works and ultimately where will they get the builder’s as they are retiring and building those 300,000 per year.

      It’s pie in the sky politics.

      Instead of headline-grabbing numbers, just focus on building more social housing and stop prioritising illegal migrants and asylum seekers, and force the big housebuilders to use their landbanks; use it or lose it. Oh, I’ve just realised, the only ones who can build all the social housing needed are the big housebuilders, so you are actually dependent on them. Just like you were with the banks, over a barrel!

      I guess we’ll soon see what Reevonomics look like, although I think we already know. ‘Over a barrel economics!’

      Banks are too big to be allowed to fail, prop them up with public money and allow them to continue ripping off their customers, and then continue paying them £35 billion every year in interest. Over a barrel!

      ‘We’ll negotiate better with junior doctors…’ 3 days of tough negotiation later… here’s a wopping big payrise. Who’s next in line? GPs? OK, but we need to negotiate, unlike the Tories… how much should we give you? Next? Every public sector union… We have you over a barrel!

      Meanwhile, let’s continue virtue signalling how we need to demonstrate to the world we are doing our bit for net zero, even if it bankrupts the country… and no one else gives a s*#t about what we do anyway. EPCs… that’s a nice easy one!
