The latest episode of Pass the Syrup is shaking up the estate agency world with an unfiltered deep dive into the rise of the self-employed model and the future of UK agency. Host Ben Madden is joined by two well-established names in the self-employed space:
Adam Day, head of eXp UK, leading the country’s largest self-employed agency model.
Chris Buckler, founder of The Estate Agency, a fast-growing self-employed brokerage.
Together, they tackle the big question that’s got the industry talking: Is the traditional high-street agency model on its last legs?
“We’re at 700 agents now, and in January alone, we listed more properties than any agency brand in the UK,” said Adam Day.
“If the self-employed model takes over, where do agents learn their craft? Where do new agents get trained?” – Ben Madden,
“Let’s be honest: Some self-employed models out there are the Purplebricks of this space – and they’re damaging the industry,” added Chris Buckler.

Adam Day on the growth of eXp UK: “In 2019, people dismissed us. Now, we’re the biggest estate agency brand in the UK. The numbers don’t lie.”
Chris Buckler on the Risks of the self-employed boom: “If every self-employed model just lets in anyone, the industry will suffer. We need to protect standards.”
Ben Madden on why UK agents might be better than US agents: “People rave about American agents, but if they came here and tried their approach, they’d get ripped apart like a chicken wing.”
It’s all just a rightmove hack. Rightmove blocks agents who run offices and by rights…do the job properly , from expanding .

I’d imagine if you saw the EXP Rightmove bill you’d probably have a heart attack. If you really think Rightmove allow the S/E model a free hit whilst charging others given their financial grip on the industry you haven’t looked into it properly before commenting

I really enjoyed that! No disagreements as everyone talked sense. Took away some good points – also thanks for the name drop Adam the Day !

Good episode. I think we as an industry have to look outside of estate agency too and say, very rarely does someone start doing something completely new to you, and do it on your own. You’ll get your training, paid as an employee and when you’re skilled, experienced, confident, and financially ready then look at potentially going on your own. At that point you and your employer should shake hands and wish each other luck, as both have benefitted from the last few years relationship. I still don’t think S/E agency is where anyone should go to get into the industry.
