Flat for rent? Just add furniture!

Furnished rental accommodation is currently offering a price premium of 8.1% for flats and 2.8% for houses, Countrywide has said.

The premiums typically equate to £52.40 and £14.90 extra in rent monthly.

The firm said that in certain parts of the country where younger urban tenant populations have little or no furniture, virtually every property is let furnished.

In some areas, landlords can expect to achieve a third more rent for offering a property furnished.

For example, in Leeds the average monthly rent for an unfurnished property is £525, but £715 for a furnished one.

In Salford, Manchester, the relocation of the BBC has made a big impact on the local lettings market, with an influx of television staff willing to pay a high premium for quality furnished flats.

In some areas there is little demand for unfurnished rentals. In Newham, London, the proportion of furnished lets is 92%, in north Tyneside 91% and in Birmingham 89%.
