
Leicestershire estate agency Carlton Estates has acquired Fox Country Properties in Market Bosworth.
The deal expands the Narborough-based independent agency’s presence across the county.
Anthony and Angela Fox previously owned Fox Country Properties. The existing team will remain with the business.
Carlton Estates managing directors Sam Carnall and Charlie Carnall have acquired the agency as part of their expansion plans.
Sam Carnall told EYE: “Fox is a well-established business with a strong presence in Market Bosworth and a team who know their market exceptionally well. Anthony and Angela have built something to be proud of, and we’re delighted to have the opportunity to build on that work.
“For Charlie and I, this is an exciting next step. We want to bring fresh energy and ambition while preserving the personal service and local expertise that people associate with Fox Country Properties.”
The acquisition marks the latest stage in Carlton Estates’ growth. Paul Carnall founded the agency in 2004.
The business initially focused on residential sales from its Narborough office. It expanded into lettings following the 2007–08 financial crisis.
Sam joined his father in 2008. He became managing director following Paul’s retirement in 2021. Charlie later joined the family business.
By its 20th anniversary in 2024, Carlton Estates was managing several hundred rental properties.

Sam added: “My father put an enormous amount into establishing Carlton, and there were times when simply keeping the business moving was an achievement.
