The Law Society of England and Wales has released a new version of the TA6 property information form — a key document used in residential property transactions.

The updated form follows extensive consultation, with feedback gathered from over 1,200 estate agents, solicitors, licensed conveyancers, and home sellers. A specialist working group with expertise in residential conveyancing has spent nearly a year developing the revised TA6 (sixth edition).

The new version was tested with both sellers and conveyancers to ensure it is clear, logical, and fit for purpose in today’s property market.

“Our job is to ensure the transaction forms used in the home buying and selling process are not just accurate but practical,” said Law Society president Mark Evans

“The new sixth version is a simpler form with clearer explanatory notes. Sellers can feel more confident filling it out and knowing when to get advice from their solicitor.”

The sixth edition of the TA6 replaces both the fourth and fifth editions.

Key changes in the new version include

+ Questions on material information that were added to the fifth edition to comply with guidance from the National Trading Standards Estate and Letting Agency Team have been removed.

+ The sixth edition’s 15 sections are ten fewer than the previous edition.

+ More ‘not known’ options have been added for when sellers don’t know the answer to certain questions.

+ The explanatory notes have been rewritten to be clearer and more accessible, with better signposting and more useful examples.

A fifth edition of the TA7 leasehold information form is also being launched at the same time to reflect changes made in the TA6.

The TA6 (sixth edition) and TA7 (fifth edition) will be mandatory for Conveyancing Quality Scheme (CQS) members from 30 March 2026.
