Estate agency launches ‘early-access’ off-market listing service

Shrewsbury-based estate agency Halls has launched a new service designed to connect sellers with buyers without taking their properties to the wider market.

Called Priority Preview, the initiative gives the firm’s current and previous clients early access to properties that are not yet openly available. The service aims to match pre-qualified buyers with homeowners who prefer a more discreet sales process.

The list of potential buyers is being compiled by Halls’ nine regional offices, including branches in Worcestershire, Powys, and north Shropshire, alongside its Shrewsbury head office.

Managing director Jon Quinn said: “Priority Preview provides homeowners with an opportunity to market their property to a select list of pre-qualified buyers, without the need to approach the open market.”

      This ‘new’ service is merely formalising the soft launch process that effective estate agents have always employed. Calling it ‘early access’ is a marketing tactic designed to create artificial exclusivity and urgency for both buyers and sellers. The core function—matching a property to the agent’s database of ‘hot’ buyers before it hits Rightmove—is the oldest trick in the book. It primarily benefits the agent by demonstrating immediate ‘value’ to the seller, allowing them to test an ambitious price, while simultaneously giving selected buyers a false sense of a competitive advantage to encourage a quick offer.
