Edward Mellor is pushing ahead with plans to turn its long-standing head office into a major residential development.
The estate agency wants to redevelop its headquarters on St Petersgate in Stockport town centre, with plans for up to 190 apartments across three blocks.
The developer has submitted early-stage proposals to Stockport Council as part of the environmental impact assessment screening process. The project team is now preparing a full planning application.
The scheme would retain 63-81 St Petersgate, a locally listed building that Edward Mellor has occupied since 2004.
Ollier Smuthwaite Architects designed the proposals, which also include two new-build blocks.
One block would front Lord Street and feature eight- and 12-storey elements. Another building on Lawrence Street would rise to six storeys.
In addition, the scheme proposes around 20,000 sq ft of office and retail space.
Plans move forward
Edward Mellor has considered redeveloping the site for several years.
In 2020, the agency appointed Edwards Property Consultants to find a buyer. However, Edward Mellor ultimately decided to retain the property.
The agency then unveiled redevelopment proposals in November 2024.
Petersgate Property Developments has submitted the latest plans. Edward Mellor chief executive Colin Mellor, son of the agency’s founder, heads the company alongside Connor and Jessica Mellor.
