Comedy actor James Demetriou, of Stath Lets Flats, has been recalling some agents he has met – and their sales patter.
He has also revealed that he does research by going on viewings with friends – so, as an agent, you might get to meet the clueless Stath.
The least impressive sales patter Demetriou can recall was when viewing a flat for himself with a mate, and the friend pointed out how bad the insulation was.
“It was freezing and the windows were rattling.
“The agent said, ‘It might seem like it’s really cold but trust me, it’s not.’ To this day I believe him.
“As for the most impressive, there was a guy who showed me round somewhere but he looked panicked and kept glancing out of the window.
“When we said we probably wouldn’t take it, he ran out of the door and we saw him through the window, slamming his car bonnet because he’d been given a parking ticket.
“He was thinking, ‘If I make this sale I could cover the price of the ticket I’m getting right now’. I was impressed with his dedication.”
Demetriou also reveals that he still rents now, though directly from a landlord having had “tricky experiences with letting agents in the past”.
He says it had been a concern of his that he might be blacklisted by letting agents because of his role as Stath.
“If I end up homeless, that’s what I deserve, that’s the price of success.
“I’ve been comforted that when I occasionally go with friends to flat viewings to pick up titbits, I tend to get a warm response.
“They tend to all know another letting agent who’s like Stath so they take comfort in that – ‘He’s like that idiot in our office’.
“But a lot of the time my internal monologue is saying: ‘Mmmm, no, it’s you!”

This is a dire tv program. I watched the first episode then forced myself to watch the 2nd in order to give it a fair shot but it’s terrible. Not funny at all.

Yes, I agree. There are rare moments of real comedy but strangely the weakest link is Stath himself. The First Law of Comedy says that you must believe it. As a character from a real comedy famously used to say, ‘I don’t believe it!’

The type of comedy that’s funny once and then gets flogged to death. As for his ‘internal monologue’, pretentious moi? He thinks he’s Ricky Gervais who made a fortune by not being funny.

Yes, I agree too! There are rare but strange moments when letting agent Stath reveals how he goes on viewings as revealed. It was a funny story as a character from a real comedy.
