Boomin announces the estate agents appointed to its strategic board

Boomin has announced the appointment of six independent representatives from across the estate agency community to its strategic board, chaired by Sarah Edmundson.

The composition of the board, which also includes co-founder Kenny Bruce, chief product officer Tom Kirk, chief operating officer Andrew Stewart and brand director James Kydd, is now complete, with its first official meeting scheduled for early next week.

The purpose of the strategic board is to act as a conduit between the Boomin management team and the estate agency community.

Joining the strategic board on behalf of the estate agency community will be:

Reagan Bradley – operations director at Paramount Properties

Mark Manning – Managing director of Manning Stainton

Gareth Overton – head of residential sales at Henry Adams

Charlie Perdios – Managing director, Anthony Pepe

Wendy Peterman – Managing director, Petermans

Asad Riaz – CEO of Location Location North London

Sarah Edmundson, chairperson of Boomin’s strategic board, said: “I am delighted by the overwhelming response we have received from agents keen to participate in our strategic board and help to shape the innovative future of the industry. They recognise that Boomin has the DNA necessary to deliver a better experience for agents and consumers.

          I am sure you are not jealous but why don’t you want anything to do with Boomin? It’s currently a free service and you can leave anytime. Ok, they will grab some data but all the portals do that.

            Whats the point of it?

             

            Okay, free for now then £500 per month i have to pay. Why do i want to add to my overheads?

             

            Looking at the ‘free’ period is too short sighted.

             

            RM, ZOOPLA, OTM …. How many more portals do we need?

             

            Rather spend the £500 on staff or social media. Least its something different.

        I am a new agent who has just signed up with Rightmove, Zoopla and Boomin. The first two were fine, but Boomin was the easiest to deal with and organise my property data feed.

        I find reviews useful but where possible, make judgements on my own findings.

    We have to concede that the Bruces are trying hard to create a business that recognises the importance of agents. This isn’t just window dressing but clearly well meant, and surely in contrast to the apathy of Rightmove and Zoopla it scores them points. Interesting times ahead

      How were those members chosen/invited ?

      How often will they meet ?

      What powers will they have ?

      Will any of the agents sit on the full board ?

      Behave, They will say and do whatever it takes for a successful IPO.

      Just like PB this is not a long term product / service. This is an investment vehicle for the Bruces.

      They do not care about agents 1 jot. They see us a idiots who suffer from FOMO and sheep mentality which is why they target us.

      I do not like or trust them but admire their business acumen and marketing skills as people like you are taken in by it time and again.

    Boomin’ are marmite, they will not get the traction required to succeed as a portal.

     

    They probably know this now and are scrabbling round to find a way of maximising their income. Hence the SmartVal introduction (surprisingly aquired via Landmark/EAT and recently registered as a trademark by Boomin’) where P.I.E. and others are possibly missing the real story?

    Whether HMGov decide to amend C.Tax in favour of a some sort of Proportional Property Tax or not, it is likely that a revaluation of residential property will be required soon (interested parties will be lobbying for it anyway).

    For 95% of property that will be by AVM with an appeals mechanism. The remaining 5% – that’s over 1million properties will have to be done by EA/RICS.

    Of course the portals have mountains of data to generate the Automatic Valuations and they will also be bending Gov ears to carry out the 1million plus valuations needed.

    RM/Z will give this to their Corporate members and will expect them to do it for free – given the generous subscription discounts they enjoy.

    OTM will probably share it out amongst all the EA geographically and pay the going rate.

    Boomin’ will pitch on the basis that they can do the job quicker than RM/Z and offer EA a share of income – hence the time limits on accepting a valuation?

     

    How much will this cost?  As it is taxpayers money the Gov will happily chuck a couple of billion at it. Very lucrative for the portals/EA who manage to get a share of the pie.

    N.B. This post is not based on any known facts and is pure speculation on my part. Maybe someone at PIE can get off their ‘arris and start asking questions instead of posting PR Puffery?

    What a load of cr**. Why is anyone even bothered about portals at the moment? We are selling before we even put a property online.

    Bruces – Hi, we are going to take your money by undercutting all the estate agents in the country and fuelling the race to the bottom with low fees.

    5 years or so later..

    Hi, we are here to take your money to help you sell your properties. Trust me.

     

     

    You would have to be crazy to buy into this.

    Boomin as a property portal will always be a horse trying to catch up with the pack — in last place. They are unable to after nearly a year to make it. I wonder why that is …. read on later. Without the UK biggest players on-board ….. doomed and the chances of that ever happening is like finding rocking horse droppings. Are you nuts to even think they will be able to take on RM or Zoopla or On The Market. Agents have enough exposure and have no need for Boomin. The public have more than enough choice of finding properties in the market place and Boomin is NOT offering anything that is not already freely available and any gimmicks they come up with have not been asked for by the consumer or agents. They fail to accept the KISS principle which is precisely what the consumer wants. The more I see of Boomin, the more it seems that none of them have any real at the coal face experience of how the consumer actually interacts.

     

    A question I have asked so many times since 2020 still goes unanswered by Boomin and anyone who has signed up to them and a reader on PIE. It is a serious question and have major ramifications for our industry. My gut feeling, which has never let me down, is agents are being sold a dud, a wolf in sheeps clothing and hiding the fact that this is more to do with the future and destroying the high street agents. Why?

     

    “Once Boomin has been established with the consumer by the high street agents participation (which cannot ever hope to achieve without them), what is to stop them turning the portal into a Private Sellers Portal?”

     

    Smell the coffee time. Are you seeing a hidden agenda with a history of being anti-high street and rhetoric that didn’t have a kind word for agents, why after all the £millions made from using other peoples money in trying to take down the high street (failed?) does Bruce need to start this venture now! Who is he really working for?

      This is how I see it, agents who supply data are feeding the mouth that did and will bite them again, its the same as if a new agent opened up your town and said “lend me your stock to get me going and once I’m up and running you can pay me to advertise on my site”, HOWEVER the caveat… if you leave we will retain your data and continue in competition, undercutting you and discrediting your business by offering free online valuations and cheaper ways for consumers to sell property by cutting out the High Street Estate agents, What dont agents see here??

    Hold on… seems like a points been missed here, and yesterday.  Just no one has picked it up yet. Boomin went to all the fanfare (and presumably expense) of appointing an MD recently.  But she – and her name escapes me – clearly isn’t running the show, Michael Bruce still is.  Otherwise, all this press would have her name in it, not Michael’s.  All this strategic board with agents etc… why does it need a seperate chair?  Surely the Boomin MD would chair that as well? Or at least attend the meetings so that she can hear ‘from the horses mouth’ the feedback from agents…which is the role you’d expect from an MD.  Which leaves me asking the question, how much clout does Boomin’s MD really have?  And what is the poitn of a ‘strategic board’ for goodness sake?  This has more whiff of PR spin than a bottle of Kouros in a tumble dryer.  If anything, this has added to my distrust of the whole set up.

    You couldn’t make this up! What exactly are they a board of? There is no business, no one is paying anything, where is all the money coming from to hire these people? It is an absolute joke. Talk about run before you walk. They have by the looks of it ploughed millions in to this venture and for what? It is just more PR and hype. Their TV ads are toe curling and as someone else has said, there is absolutely no need for their service.
