Are you ready for the Renters’ Rights Act?

Letting agents are being offered a final briefing on the incoming Renters’ Rights Act ahead of its implementation on 1 May.

Rightmove will host a webinar this week outlining the key changes and compliance requirements facing the sector as the legislation comes into force. The session, taking place on the Rightmove Hub on Wednesday 18 March from 10:30am to 12:00pm, will feature guidance from Susie Crolla, managing director of The Guild of Letting & Management, and lettings law specialist David Smith.

With sweeping reforms due to take effect in just weeks — alongside new penalties for non-compliance — the webinar aims to help agents understand the practical and legal changes they will need to implement before the law takes effect.

Crolla said: “The Renters’ Rights Act brings not only new obligations but also new opportunities for agents. Now is the moment for businesses to review their terms and their service offering. From rent reviews replacing traditional renewal fees, to new chargeable services around documentation and compliance checks, agents need to make sure their business structures reflect the reality of this new landscape.”

As well as explaining the mandatory documents, the session will address some of the biggest areas of uncertainty still facing the sector, enabling agents to prepare with greater clarity and reduce the risk of compliance mistakes.

David Smith will explore the legal changes around rent in advance, the new tenancy framework, and possession grounds, including:

+ New limits on rent in advance and how agents should handle tenants who wish to pay upfront

+ Updates to Section 8 grounds including how the Act applies to student lets, including Ground 4A and joint tenancy notice issues

+ Further government releases to look out for, including the upcoming new Form 3A and Form 4A expected in April

Smith said: “There are still important nuances around areas like student accommodation, rent in advance, and the transition from Assured Shorthold Tenancies to assured periodic tenancies. Agents need clear guidance now to avoid compliance mistakes later. This deep dive is designed to give agents confidence, clarity, and the essential detail required to operate lawfully from 1 May onwards.”

The Renters’ Rights Act represents one of the most extensive overhauls of the lettings sector in a generation. With the changes arriving in phases from 1 May, Rightmove’s final deep dive session aims to equip agents with the clarity, documentation, and processes they’ll need to remain compliant from day one.

Rightmove also offers a free CPD-accredited Renters’ Rights Ready training course for members on the Rightmove Hub. The course is designed to help agents understand the requirements of the Renters’ Rights Act 2025 and prepare their businesses for the changes.

The training covers the key reforms in the legislation and how they will affect letting practices. It also aims to help agents communicate the changes to landlords and tenants, while demonstrating compliance and professionalism. Agents who complete the course receive a Renters’ Rights Ready certificate and badge.

Live Q&A:

Rightmove is also partnering with Training for Professionals to host a live Q&A session on the new rules with managing director and trainer David d’Orton‑Gibson on 5 May.

The session will give agents the opportunity to raise last-minute questions about the changes, including guidance on issuing the required information sheet to existing tenants and managing the transition as the legislation comes into force. The webinar will be hosted on the Rightmove Hub during the first week after the new rules take effect.
