Are you prepared for the Renters Rights Act?

The Renters’ Rights Act will introduce a series of regulatory changes for letting agents and landlords operating in the private rented sector.

The legislation is scheduled to come into force on 1 May 2026, affecting tenancy management, compliance requirements and landlord responsibilities. As the implementation date approaches, industry bodies are beginning to outline how professionals can prepare for the new framework.

The Guild of Property Professionals has announced a six-week training programme for its members focused on the practical implications of the Act. The programme will start today and will be led by Paul Offley, compliance officer at The Guild, with support from Tanya Pearson, senior account manager with a background in lettings.

The training programme is intended to focus on the operational and commercial implications of the legislation, providing agents with practical guidance on how to adapt their processes.

It will run over six weeks, with one webinar held each week, alongside written materials and tools made available through The Guild’s Members Hub.

Each session will follow a set structure, covering the regulatory changes, their impact on agency operations, the actions required to remain compliant, and examples of how the rules may apply in practice.

The weekly webinar schedule is as follows:

12 February 2026 – End of Fixed Term Tenancies

19 February 2026 – Gaining Possession

26 February 2026 – Possession Grounds

5 March 2026 – Managing Rent Increases

12 March 2026 – Payments in Advance

26 March 2026 – Rental Bidding, Discrimination, and Pets

Each webinar will be accompanied by a topic-specific checklist, providing members with a clear, step-by-step action plan to work through in the week following each session. Advance guidance and bullet-point summaries will also be published on the Members Hub, enabling agents to prepare ahead of time if they wish.

Offley commented: “Preparation is absolutely critical with legislation of this scale. The Renters Rights Act represents a fundamental shift in how lettings businesses operate, and agents who leave preparation too late risk disruption to both their compliance and commercial performance. Our six-week programme is designed to remove uncertainty, prioritise what matters most, and give Members the confidence to make changes as they go, rather than all at once.”

He added: “The Guild’s role is to support members through change, not just explain the law. This programme provides practical actions, real-life scenarios and ongoing support, ensuring our Members are not only compliant by 1 May 2026, but operationally strong and commercially protected.”

Rent protection will be a consistent theme throughout the programme, reinforcing the importance of safeguarding landlords as legislative changes are introduced and highlighting the operational and commercial value of robust protection measures.

By completing the six-week programme, members will have implemented the core operational changes required ahead of the legislation.

To further support members, The Guild will host weekly drop-in support sessions throughout April 2026, providing agents with direct access to guidance, clarification and practical advice as they finalise their preparations.
