Are you familiar with new guidance on the Renters’ Rights Bill?

Following the government’s publication of the full details of the Renters’ Rights Bill, which delivers on Labour’s manifesto commitment to transform the experience of private renting, including by ending Section 21 evictions, Propertymark has announced that it will be delivering a webinar today to help letting agents understand the new regulations.

Letting lettings agents are being invited to register to attend the presentation thsi afternoon at 4pm, which will be hosted by Timothy Douglas, head of policy and campaigns and joined by Jan Hÿtch, Lettings Help Line manager and Valerie Banister, former ARLA Propertymark president.

The new Renters’ Rights Bill will bring vast amendments to existing laws and fundamentally change how many aspects of the sector function. It remains vital to see greater protection and improved standards, but any changes must be implemented in a fair and balanced way to avoid unintended or detrimental effects on the sector.

Within the newly anticipated legislation there must be key considerations such as how the proposed abolition of Section 21 will affect the court system and how this can be mitigated to avoid adding a vast additional burden on an already pressured system. In addition, it is important that attention is paid to creating a fair taxation structure for landlords that both supports and encourages ongoing investment to keep pace with ever growing demand.

Propertymark says it is keen to see new legislation maintain a strong provision regarding fixed term tenancies, which is essential for the security of both tenants and landlords equally and is especially prominent when considering the impact this could have on landlords potentially converting their attention to the short-term lettings market.

Propertymark is keen to communicate the proposals contained within the new bill to lettings agents’, to help ensure there is strong understanding, as well as full representation from an agent’s viewpoint, as the bill works its way along to becoming stamped into law.

    I am fed up hearing that the new Renters’ Act is also good for landlords. Have I missed something? Tenants will lose their homes when the banks repossess from landlords waiting months to evict a non paying tenant. If landlords survive rents will increase to cover their losses. Just read that replacing just one percent of the private rented sector (PRS) with social housing would cost an estimated £16 billion.

      not sure SRS is 22 times less efficient than the PRS, it would be interesting to see the maths how someone turns £720m into £16b
