Agent to sell homes for 0% in exchange for referral fees

An agent is offering to sell homes for 0% fees all this month on the basis that vendors use the conveyancer, mortgage service or EPC provider that it stipulates.

Your DezRez, which describes itself as a hybrid agent and is based in the north, is making the offer available nationally.

It already charges landlords nothing for a letting service.

Managing director James Williams, a former high street agent, said: “We’ve put this latest package together to make it quick and easy for vendors to sell their properties and to save them money at the same time.

“Our solicitors, independent mortgage brokers and EPC agents are all reputable and price competitive.

“Vendors only have to use one of the three to qualify for this offer, but if they want to use their own suppliers for these services, we can still offer a range of low-priced options for them to sell their property with us.”

The firm, which advertises on Rightmove using its real time data feed, earns £100 per conveyancing referral fee, said a spokesperson, who emphasised that this amount was not added to the price charged by the law firm to the client.

She said: “Clients will pay the same price if they go via Your DezRez or directly.”

The firm charges nothing to provide a service to landlords. The spokesperson said: “It earns its money from the application fee charged to tenants.

“These fees are, however, significantly lower than those charged by some other agents. They start at £150 and are per property and not per tenant.”

She added that the firm is recruiting local agents for its national network.

    I thought that there was legislation preventing agents from insisting that sellers/buyers use their "in house" facilities?…….Also…"She added that the firm is recruiting local agents for its national network."….What will she pay them?..£0??…I bet the professional, experienced agents will be keen to join this business model that has been set up NOT to make any money from being an estate agent!!!!!

    And of course to comply with legislation they must declare the fees and their cut in marketing.

    A square wheel is a bit dramatic, Surely lots of people want to sell a property whereas a square wheel is a very limited market. Although I cant see it being a long term solution I can see it doing some good in the quiet months. Interested in seeing how they get on.
