Not a good advert for Hunters and could be up for a long time going by the structural distress next to the board.
Very impressive photo fo the rear garden. I wonder what other gem is lurking behind the vertical decking boards and love the stop-tap is left outside! Buyer beware of new renovated 1900 properties!

And assuming that if Hunters would know what condition is was in before coming back onto the market … what is being covered up and thankful they haven’t been asked to re-sell.
I notice it was also adverised last in 2014 on RightMove and had the same structural distress.
Questionable EPC ….. It says it has cavity filled walls. No visible evidence to support such claim in the photos front and rear on Zoopla today or in 2014? EPC is missing the extension at the rear? It also claims “loft insulation (assumed)”. RdSAP conventions stipulate that no physical or documentary evidence must default to age built = “as built” = no cavity fill or loft insulation. Therefore “assumed has insulation”, is incorrect unless building control dated certification and the energy rating is false.

As you say it’s most likely down to Agent knowledge of the property history, and your valid observations as to condition – but I would suggest it’s probably more to do with vendors wanting it marketed it as a 3-bed, seeing as Hunters (correctly) described it as a 2-bed with loft room, and according to Oldham LABC website, no Building Regs approval has been passed.
